We went there last week and that was the same answer the developer staff gave to us. The only way we'll find out is when the project VP, I guess.

The closest example I can think of is the case of Shamelin Star, which is also a leasehold project. The management tried to apply for a renewal for the whole project, but the application got rejected and the reason given is that the individual unit owners have to renew it themselves. Not a big deal, but quite troublesome for the owners to go to the land office and apply it themselves.

If I'm not mistaken, only a handful of small units left. Still have quite a number of 982sf units and above sizes, but even so, there are quite a lot of takers dy.

You can still wait for the launch of Block B after the election, but the staff informed me that the price will increase from there on out.

The developer staff informed us that it will be a covered walkway from this project to the LRT station, not a linked bridge.

And in the future, once the project is completed with the JMB formed, they might propose to build a door at the side gate/wall to shorten the traveling distance from this project to the LRT station.

I'll say it's roughly around RM 550/sf onwards, but it's best that you pay a visit to the sales gallery to enquire for more details. Just take note that the small units are facing south towards KL city but the larger units from 982sf onwards are all facing north towards Batu Caves and the mountains. And for the latter units, do take note of the premium pricing if you buy those 2 or 3 floors above the podium.

Still considering between this project and Duta Park atm, though. laugh.gif

LH/FH not really a top priority for me. I'm more concerned about the actual project details, location and surroundings. biggrin.gif

I actually didn't realise that Sentul is that close to the city. Thought that Duta Park is the closest dy at a more reasonable price. laugh.gif

Yeah, I noticed when I drove around there twice, along with the squatters in front of the condo.

Heard from the sales staff that the developer will redevelop the low-cost flats but as for the squatters on the top, that area falls under the purview of DBKL, so have to wait for further updates from their side on what to do with them.

True, but definitely need to drive out or take the LRT to go somewhere for meals. Same like Duta Park, minus the LRT/MRT, that is. Not too big a deal for me as I'm used to driving out for meals whenever we don't feel like cooking.

And once the flats below are redeveloped into a mixed development (based on the info I got from a sales staff stationed at the sales gallery), for sure there will be eateries moving in when it is completed. That one not sure if it'll be ready by the time this project is complete, tho.

No one said anything about walking there. Heck, even in my Seputeh taman that my condo is situated in, I don't even walk around the area at night to eat or go to a nearby convenience store.

And about the UTC, yes, I've been there once from the afternoon up till the evening to settle my wife's passport renewal, but don't recall seeing any Chinese food stalls there. What I saw are kedai runcits.

And most buyers for these condos situated in places with less than desirable surroundings have already accepted it. Scenaria, Villa Crystal and Anjali at North Kiara (a.k.a. Bukit Segambut) and The Establishment in Brickfields are a few examples of such places.

I see, thanks for the info. Probably didn't explore that deeply into the UTC coz we're in a hurry to go somewhere at that time and all I saw is the wet market area and the kedai runcits there.

I see. Didn't notice it being advertised in Skyworld's fb page when I checked. All I saw is the RM 0 booking fee for Bennington and I wager that the developer is clearing their remaining units for the latter.

Lim Lip Eng himself said that Pakatan will not touch those that have started construction, so this project should be fine, I guess. Just shocked that it ended up in his list when I do not hear any complaints about it on the news. Still keeping this in my list atm. happy.gif

But this developer is more prudent with the launches compared to AK, which took on a huge bulk of Rumahwips and selling their private projects below the normal market price, plus their link bridge across OKR keep on putting Ku Nan's face alongside a number of Rumawips that are completed.

I just wonder what will happen to SkyVogue, tho. I still see that playground hoarded up even after it is halted. Wonder why no one even protested when the playground is fenced up and locked before they began to hoard it up. hmm.gif

At the same time, I have suspicions that Lim Lip Eng may not be doing this in the best interest of the rakyat, but rather for political mileage, or some sandiwara to show the developers who's the boss around here. There have been times where certain Pakatan MPs are known to shoot off their mouths without verifying the facts, intentionally or unintentionally.

Shouldn't be impacted as the construction dy started. Still at the piling stage the last time I checked.

Lim Lip Eng specifically mentioned that those projects which have started construction will not be touched as what I have mentioned above.

Being near any public transport is better than none, especially when you can save on parking at the open carpark or those at the workplace in commercial buildings. I still remember my sister have to pay nearly RM 300/month and above just to park at Mid Valley as her company was based there bfr moving to 10 Boulevard at KJ.

I used both MRT and LRT before and see no speed difference between the two.

But for this project, any public transportation is better than none. Plus the confirmed covered walkway from the entrance of this project to the station's walkway and a possibility to install a side door upon the formation of a JMB is quite good dy.

Good point there. Since the sales staff stationed there mentioned that only upon the formation of a JMB can they make this request to DBKL, then they can also choose not to exercise it.

What I recall is that the side wall along the walkway towards the LRT station is a steel fence for the very purpose of allowing the JMB to create a door there if they wanted to.
