Sat as a passenger in a car, and went through DUKE today. Noticed that SkyMeridien is starting the 9th floors already. Two different towers starting to coming up now.

Wah more and more future neighbors on this thread. Level 25 here. On another note, if you'll have the time, go and check out SkyAwani 2, i drove by last week and the friends I was with in my vehicle were shocked to learn it was a Rumah WIP.

I am also quite surprised tbh. We even stopped and took a closer look because was quite impressed. Didn't remember to take pics. Will take next time as I don't live far away.

On another note, level 9 is currently in progress. If COVID wasn't an issue, i sincerely believe they will be at level 12-15 now or higher. Frankly, i dun care if its delayed as it fits into my plans better. I rather developers take their time and do it well.

TBH The Birch dev quality wise is quite poor. I own this dev property in Sabah for investment purpose and the material quality/workmanship is quite poor. KLTS almost every few month got some major issue with the workmanship/material quality. The after-sales and support to solve this issues also is very poor IMO.

I'm saying this based on my personal experience plus what I hear from friends who bought their properties. Delivery memang fast and pricing is competitive but what's the point if got ongoing issues.

I definitely won't buy from them again unless these things improve. There are waay better smaller and midsize devs out there. This is my opinion ya. Everyone's experience can be different.

I heard SkyAwani V launching soon. Really interested in it. Might just convince my GF to get that instead. I went for SkyMeridien largely cuz I cant qualify for RumaWIP.

She's looking at properties around the same price range.. but I'd rather she take advantage of Rumawip and not burden herself too much with loans.

If you could share pics... Would greatly appreciage it

Agreed, but the progress would've been further ahead by now if it wasn't for that 64 land plot allegation spearheaded by Lim Lip Eng and investigated by MACC. And cleared by the latter nearly a year later (for those who want to know you can do a search in this forum).

But I certainly do hope that this project will be able to meet it's 2021 deadline.

That's absolutely true and i'm I glad they sorted that out.

On another note, i'm happy to see new and ambitious devs pushing value, design and style. I can say the same for a few other young devs. 10 years ago, many would have never considered newbies when making their house purchase (also because had lot more shady devs back then due lax PM6 era management and regulation style)

It's about time the old-timers had a little competition. It only can bring more benefits to us, property buyers, when there is more competition. rclxm9.gif

Hope COVID doesn't wipe the smaller ones out.

Hello all, greeting from your Level 28, Block B neighbour!

After an extensive property search, my choices were narrowed to between SM and The Birch but decided on SM as it looks more family-oriented dwelling as I plan for own-stay.

Excited to know that they're building Level 9 now.

Anyone knows what is SM’s parking design? I’m currently staying at Rafflesia Condo. My car park is on the 4th floor. To get to 4th floor, I have to go through both block A and block B parking floors which is quite a long way and troublesome.
Hope SM’s design is less troublesome. I’m allocated at 3rd floor by the way

You can actually find it in your SPA. There'll be a page where they indicate where your lot is in the Car Park plan.

Passed by today as i sometimes I use DUKE for my morning work commute. She's growing well, plenty of workers can be seen. Looks like they have ramped up to full build levels. The 9th floor is on its way to being completed. It really does feel extra special when u monitor the progress of self stay property.

I have never shared the same enthusism for my invesment properties before this rclxm9.gif

Maybe because its gonna be the place i start a family. Looks like more and more neighbours saying hello here. Maybe we can form a WA group not long from now. (unless there is already one im not aware about)

PSA: I dont encourage snapping using phone behind the wheel. I'm aware its wrong but just got excited.

From my understanding the ramps are central and you can exit the higher floor from a single ramp. Something Like Melawati Mall if you been there. But i'm not 100 percent sure. i was allocated on second floor. I dont think need to go the whole block.

I think they have design for a speed ramp which connect to a higher floor.

Just signed the SPA today. Noticed the leasehold will expire on 8/8/2085.
Should this be anything of our concern?

Here you go. Just checked with my SA... She mentioned no speed ramp to go higher floors 😅

Can you guys perhaps check with your SAs too? I'm not sure cuz my parking is low.
