In light of what's been happening. I really am ok with the dev taking their time to do things properly. I rather have project that is slightly behind schedule as opposed to one where shortcuts were taken to meet a dateline.

A lot of people don't understand, that condos nowadays are complex buildings with so many requirements thanks to ever-growing demand in the best and variety of facilities, layouts, USP etc. Gone are the days where a premium condo is just some units, a pool, gym and carpark. That's basically a Rumah WIP now. Friends who design or engineer such projects tell me it has become really complex in the past 10 years especially.

And shady developers and contractors just cut corners to hit their profit margin. Let's all hope for the best with all our investments. Houses are a major investment deal for most.

So far i've been ok with my property investments but buying for OWN stay really does make u feel more nervous and hope everything turns out well haha.

Oh, yea. With the condo that partially collapsed in Taman Desa... Phew. I'm glad that wasn't us. Sad for the owners there tho.

Might be a blessing in disguise that SkyMeridien had this accident in the early stages to keep things in check, so the developer will be on their toes.

So true tho. Buying a property is nerve wrecking. At least you've had experience with investment property. This is my first, and half the time I'm wondering if I have made the right decision, or made the worst decision in my life.

I have a love-hate relationship with this purchase. Hahaha

Really hope that the developer will be on their toes. Coz if I'm not mistaken the crane also previously fall at the Taman Desa condo.

Yes, this project has been in planning for over 10-15 years. But according to my engineer friend who consulted on the project, entrance will be facing the other side according to original drawings and not towards SM. Not sure how true but this is what I was told. Either way it doesn't affect my purchase decision as I knew about it all along.

Yes. Even Bennington received good marks from finishing and defects by independent defect expert. They seem to be walking the talk. For them to create a first of its kind quality centre, they really need to justify it by being on top of their game.

They are new, so they really need to make a statement to stand out I suppose.

In terms of material quality, fit & finish and overall engineering, they are on the same level. SM is not cheap bro. Compare with other projects with same size and see haha. Bennington is another example. Ascenda cannot comment much because it's the first project and limited info but from what i heard the quality is very good too.

I think SkyLuxe is more expensive because of the area. Seems to be a more atas area, nice views, low density.

Not as convenient tho.

Brought my mother to see the SkyMeridien showroom the other day. Kena lecture by her cuz she didn't like it. Hahahaha.

Not so much older people, but not everyone like to live in areas such as this one. My parents also find it a turn off too, unfortunately.

I believe that once the surrounding areas are developed, such as the DBKL flats at the bottom and the land across the road inhabited by squatters, the outlook will improve significantly.

As for SkyLuxe in Bukit Jalil, I didn't consider it as I didn't find many interesting amenities there. Found it quite far from the city and more like a quiet area if you ask me. Will get more interesting once Pavilion Bukit Jalil and its surrounding areas are completed but still wouldn't consider it due to the distance.

Talking bout surrounding of SM, does anyone has any idea what's happening with KL River City project by Ekovest? The beautification of nearby river and development in the surrounding area would definitely improve the liveability of sentul but now the project seems not going anywhere...

Find that odd because none of Ekovests projects were targetted by the PH govt after the 64 and 97 plot saga case surfaced.

The strange thing is that none of their highway projects are affected and its still work as usual, so some members here suspect that politics had a hand in the suspension of the EkoTitiwangsa + KL River City project.

Then again, it could also be that their management decided to put them on hold due to the poor market sentiment or for other reasons only known to them. hmm.gif

Like everything else in life, there will be those who like or don't like a location. Frankly speaking, I opted for this because I know the area very well, has great accessibility and its literally a stone's throw away from public transport, the city and various amenities.

Agree that the area is a bit working class but Sentul as a whole is an area that is transforming from B40 to an M40/U20 location. There aren't many neighborhoods this close to the city that is still reasonably affordable I suppose.

Places like Bukit Jalil, Cheras Dalam, Puchong etc are nowhere near the city or extremely congested in comparison And due to that, I feel what they are asking is not worth it.

Like any property purchase, it is a combination of risk, research, and a little luck and after years of investing around KL/Selangor you develop a 'sense' for how the property (Value etc) will perform down the road and The pros far outweigh the cons for this project IMO. However, I do agree that the area can seem a little off-putting for those that are not very familiar with Sentul in general.


Regarding ROL, based on my own contacts, ROL Infra projects are still progressing (one of the components was Titiwangsa Beautification project which was completed late last year) albeit at a slower pace. EKO titiwangsa and other housing projects I have no clue tbh because even within ekovest info is scarce. But I believe project will continue down the road.

Is very normal like jalan sentul pasar few years back, full of lalang grass, squatters..have you been there recently? Huge changes, the road widen to 3 lines dual carriageway, McD drive thru, FamilyMart, Tealive, KFC, Pizza hut, Subway, Domino's, 7-11, speedmart, Penang line clear nasi kandar clinic etc
