I see. I misunderstood your earlier comment then. Panorama is actually very accessible to SS 3/ SS 4/ SS 5 / SS 7 areas using the trunk road to cut through.

Plus providing quick access to LDP, Federal Highway and the Old Subang Highway Airport.

The location would be on par with Serene at this moment if you work in KL. Better than Starling, those Putris, Zenith, Paradigm condos. IMHO Panaroma area of Kelana Jaya is at a decent location in Kelana Jaya.

Maybe you can share with us the better parts of Kelana Jaya for discussion purposes? Grand SoFo HighPark area?

Sentul is very accessible to KLCC, why is it so cheap and even cheaper than Klang area?

Sometimes it is about the area development. There is no development around panorama area and that area wasn't even considered for residential to begin with. As mentioned by others, there is nothing within walking distance and travelling out is not convenient apart from the LRT nearby.

There are tons of bad points about Panorama, which makes it less than ideal despite the low price points BUT the down points affects mostly the non muslim and non bumis. As mentioned earlier, there is a mosque (not surau but a full fledge mosque) within VERY VERY close proximity (It is 300+meter in diagonal distance). It is good for muslim people but I don't think any non muslim would actually find having a mosque nearby beneficial to them.

Plus, they are giving very high bumi discount, which means that bumi can buy it super cheap while non-bumi will suffer high devaluation right after 5 years when they start selling it off.\

If you are a bumi muslim, Panorama is an ideal project seeing that it is convenient to a mosque PLUS it is extremely affordable.

The property is already cheap with 700k, you will be able to get 1k sqf .... with bumi discount and full rebates, you can get it for less than 600k for a 1k+sqf...

I see alright. Affordability does mean differently to each individual. The last I checked the price for 928sf it's FROM 700K after rebate. Non bumi units.

I have been lurking around this area for awhile subbornly the prices are still on the high side. More so newish condos.

I've surveyed quite a few properties around PJ/Subang/Sentral/Bangsar area and Panorama is the cheapest at about 700+psf

Even atwater cost about 800+psf (around that range) and they are leasehold.

There is no Service Apartment cheaper than Panorama (new project) as far as I know.


For non-bumi, best buy those with 5% bumi discount (the most minimum bumi discount can be given) cause your property won't devalue as much within the next 5 years.

7 to 8% you are already on a huge losing side.

10%... you must have really liked the place a lot to lose this much.

15% (maximum can be given I believe) .... You must love the place so much that you don't care how much your property value.


Seriously, anything above 10% is meant for bumi buyers.

The theory works the same for Bumi buyers as well. If you are a bumi and you buy a property with 5%... you must be either very rich that you don't care about the value or you are not good at property investment value. Service apartment aren't like landed property, the value may not go up or go up as fast overtime. In fact, for the first 5 years, if the location is terrible or there is no further development, it can easily drive the price downwards.

batu 3 is under shah alam (same as glenmarie, saujana subang, subang two, subang bestari).

only for some strange reason, subang hI Tech park is under subang jaya.
