cluster semi D = you have one one neighbour at the side and part of the back of your house is attached to back neighbour.....

You tosah takut. You can pecut 190kmh or higher sampai AES cameras can't capture you.

Home stay, yes. But for investment, liquidity is important. A people commonly like thing in the house will definitely contribute some liquidity.

Can share more why you think family hall on first floor is more commonly preferred?

I will put other criteria more crucial (wrt to liquidity) for same location and township
1. Orientation and morning or afternoon sun
2. Proper layout with good usage of natural lighting and ventilation
3. Ensuite bathroom for all rooms
4. Walkin wardrobe for MBR
5. Adequately size room
6. Not too unconventional design


Just my two cents....

Hope that cluster layout isn't official. I wish they've corrected the yard layout in 2A and 2B.

Preseverance pays.... Go there some other times to check it out. I remember last time, for other project, I call them every other days....I am basically the pest of the project. Well, GOd was on my side. I got what I wanted finally.

All those who are interested with 2A and 2B should pressure EW enough to rethink yard layout. walking outdoor to access the maid toilet just give more reason for runaway maids or additional uninvited guests.

Doors at the wrong place too. With that kind of door orientation, you can't even put a washing machine in the yard.

They need to put more thoughts into practically here..Hope EW is listening.

I went EM sale office last Saturday. The sale person said if make booking deposit now, you will have priority to choose for cluster and semi-D.

Semi-D is about RM1.4mil onwards but bigger build-up 3200 sqft (40x80).
