Yeah, that's why some banks can offer better rate I presume. How about UOB, does they offer flexi account for EcoMajestic?
*
UOB not sure semi or full flexy but weeks ago (not long after after the Credleton launch) I asked the rate offered - seems not attractive... only 2.40%. But not sure whether they fine tune the rate or not now.

Sorry bro, don't have it.

No problem bro. These revised layouts look very similar on the previous version they shown me, just can't recall what actually they have changed.

Be frankly, feel disappointing 2A and 2B units still don't have the family hall on first floor after the layout revision.. doh.gif doh.gif doh.gif

Okay, thanks. If not mistaken, UOB does offer full flexi loan too, that's why the rate is less attractive.

CIMB can offer up to BR-2.45, but subject to purchase MRTA. Otherwise, they only can offer BR - 2.40.

Exactly, this is a cluster unit.. with prime price against DSL, but without family hall on the first floor... doh.gif doh.gif doh.gif

Really don't understand how they benchmark this cluster unit against the 22 x 75 end lot unit... shakehead.gif shakehead.gif shakehead.gif

Basically footprint of two clusters are not big enough to facilitate family hall on first floor....

2A and 2B are 32X70 and 32X75 respectively. With 10 feet land, the actual width for both is 22. Hence, try to think of it as 22X70 and 22X75. The Cradleton type 22X70 and 22X75 have family hall?

Yes both 22x70 and 22x75 have small family hall on first floor. The two smaller clusters don't have.... doh.gif doh.gif

Will disappoint some buyers, (in my opinion most buyers) as I think current trend is people looking for family hall. Well, developer will purposely do this for product differentiation. I assume you will get the reason why no family hall for 2A and 2B, probably EM will say with such type (cluster) and its size, not justify for family hall in view need to sacrifice room size which doesn't tally with its class.

Smallest cluster starts from easily 860k range up to 1.1 mil for largest....yet to include premium for green, orientation or extra land units.

Semi D is at least 1.35-1.4 mil range....

I don't know what are their reasons. I can't answer for them. I speculated a lot based on my own understanding.... I re looked at 22x75 footprint. It is indeed longer than 32x75 footprint....

Some hate it. Some get disappointed.. Some okie with it....

For me, if there is a family hall on first floor, better or must have external window for natural lightings and ventilation.....

If Cradleton is fully occupied, you will expect at least 200 cars pass by this rows everyday. Maybe people worry about noise and dust...  hmm.gif  hmm.gif

Two rows facing direct north/south along this so-called "main road" sold-out leh.

I am staying at a taman with abt 250 houses. My unit is very close to the main entrance. I don't think traffic is a big deal for low density taman.

So, what is really so big deal about family hall? icon_question.gif
