Itu macam, semi-D cluster not too good lo. Thanks for the info.

If semi-d cluster not to your liking, you may consider the semi-d from RM 1.4 onwards with only one neighbor attached to the unit.

2A and 2B are 32X70 and 32X75 respectively. With 10 feet land, the actual width for both is 22. Hence, try to think of it as 22X70 and 22X75. The Cradleton type 22X70 and 22X75 have family hall?

Two rows facing direct north/south along this so-called "main road" sold-out leh.

I am staying at a taman with abt 250 houses. My unit is very close to the main entrance. I don't think traffic is a big deal for low density taman.
*
which type sold out, 22 x 75 or 22 x 70? I thought someone said that 22 x 75 facing 22 x 70 still have many intermediate units available? hmm.gif hmm.gif

It's all depends on personal perception I presume. Some would consider this is not nice as it is along the road which all other residents need to pass by everyday when they in and out. Presumebly one house have 2 to 3 cars, then it maybe having some noise and dust issue. Maybe people don't want to take the risk..

What is actually so big deal about the family hall?  hmm.gif
When I lived in a 20x70 evening sun corner terrace, my family hall is for me to boil water and cooked Maggi mee. tongue.gif   Now that I am living in a Semi-D, I don't even use my family hall even there is sofa and aircond in the family hall.  doh.gif
So, what is really so big deal about family hall? icon_question.gif

Top gun gor, you use your family hall cook maggi mee and makan with your darling, yat yan yat dam sambil berasmara, not nice meh? tongue.gif tongue.gif

So far the main function of first floor family hall I can think of for the moment:

1.) When your friend and your parent's friend come to visit at the same time, you can have separate venue to have the chit chat session, no need to join together and start the chicken duck talk... tongue.gif tongue.gif

2.) If your house have oldies and got visitor, the visitor always can go upstair for chit chat session and no need them to come down and walk up again.

3.) After your darling asleep already but you still want to watch a football match between Man City vs Chelsea, can do it in this family hall and no need to go down to the living hall.

4.) Your parents can have their activity in the family hall and you in the living room instead or vice versa. No need to do everything inside the bedroom.

So, basically it can be used more than cooking maggi, and Cradleton 22 x 75 units have family hall but tenderfield 32x75 cluster don't have, malu sikit... tongue.gif

I went EM sale office last Saturday. The sale person said if make booking deposit now, you will have priority to choose for cluster and semi-D.

Semi-D is about RM1.4mil onwards but bigger build-up 3200 sqft (40x80).

Do you mind to tell the name of that particular SA? This is not a fair practice though..

All those who are interested with 2A and 2B should pressure EW enough to rethink yard layout. walking outdoor to access the maid toilet just give more reason for runaway maids or additional uninvited guests.

Doors at the wrong place too. With that kind of door orientation, you can't even put a washing machine in the yard.

They need to put more thoughts into practically here..Hope EW is listening.

Let me refresh, if not mistaken, Diamond city unit (either terrace/bungalow) also have such design as well. Is there any reasoning to have design instead.. hmm.gif hmm.gif

So maids can sneak out from the yard pretending to go to toilet and meet up with bf. Developer agree, buyer agree, maid agree....

waste of sqft IMHO

I suppose some owners like to keep maid quarters out of the main house - a little like old English homes where maid quarters may be separated or linked by corridor to main house.

For GnG, I think maid bf can't come in unless 2 possibilities - he is the guard or your neighbour(!) shocking.gif biggrin.gif

Good point, totally agree but as mentioned before depends on individual preference also balance between family room and bedroom sizes.

Personally, I prefer upstairs family room - almost want to give up my Cradleton to go for cluster 32x75. After some consideration, stick with Cradleton in favour of more privacy but sacrifice more natural light.

Speaking of the layout, notice that for the conventional semi D type, the ensuite bathroom in the master bedroom is just next to the bed and the door is facing the bed. Personally I find it weird and don't like it. Have told my view to EM but still no change to the final layout.
