Might be close to LRT - gamble
Close to AEON - nothing special, apartments around Kepong Jusco Aeon also nobody grab like crazy.

If want to buy close to AEON why not go Kepong, closer to KL safer bet.


The only high risk bet now is the LRT. Probably can ask 500k/800psf upon VP user posted image

ya thursday im gona call them. ill set up the fb account on thursday also.. i will NOT pay anything more than rm380 with tax for maintenance.

I will scold them for not informing their workers about GST being charged for maintenance fees.. if its memang true im gona tell them that i will encourage all buyers on LYN to drop the project as a 2 bedder will be paying more than twice of other condos in d area..

since the land is commercial title (with HDA), sure chargeable liao in term of GST.

can anyone clarified if the developer already include GST in the price or do we have to pay the GST separate. According to news, GST on under con commercial title property as well.

OSK has best sales team in term of getting ppl to place booking..^^

Haha ya.. actually if they just reduce it by 3-5 cents, we will be ok la even with GST..
btw, ALL service apartments won't be charged GST for progressive payment.

Most of people buy Emira for own stay or investment?.....If for investment....just nearby there is fews under con ....Arte and Menara U....TTDI sentralis......in future might face high competition for rental or sub sales.....for own stay....for chinese....might difficult to find food....perhaps Glenmarie is nearby area.......

How do you guy think the prospect of this project?......plus point is the location is opposite of Aeon....future LRT might be walking distance.....

However.....the last few year the condo in Shah Alam doesn't increase a lot compare to landed (the landed in bukit jelutong and kota kemuning only, setia alam technically is Klang)
