go for others that can get higher yield.. even cmmt / igbreit have higher DY (based on mreit, lazy to calculate)

If possible look at Japan REITs ...

The property has made a u-turn after 20 years of price depression, and now begin appreciating

Rental yields at 6%-9%, loan interest rate is 2%..

Japan has already started it's own QE since 6 months ago and start to have impact on property price.

Just a point of view.. whistling.gif

If I remember correctly, I think Axreit management had already announced that they are going to pay special dividend to shareholders for the disposal of the property. I love this kind of management, very powerful and confidence. And Yes, a reit could choose to keep the cash for future investment. One of the reason why Axreit prefer to pay it out because its DPU growth should be weak this year since without new acquisition last year. I called it a management team who cares about shareholders benefit (for a reit, as reit is act like a steady income investment).

The reit guideline is to give 90% of its income as DPU, while proceeds from disposal of property is not an income.
So reit doesn't oblige to give dividend because of a property disposal.

The special dividend is from the capital gain of the disposal property, not from the entire proceed from the disposal.
Or in other word, the special dividend is from the profit from the disposal property.

Eg. Previously bought the property 10 million, now dispose at 15mil, the 5 million profit is channeled as special dividend. While the 10 mil is within the company.

In this way, shareholders actually "pocket" the profit from property price appreciation, instead of merely looking at appreciation in "number" in the company account.
