Hint hint..
If possible look at Japan REITs ... The property has made a u-turn after 20 years of price depression, and now begin appreciating Rental yields at 6%-9%, loan interest rate is 2%.. Japan has already started it's own QE since 6 months ago and start to have impact on property price. Just a point of view.. |

The special dividend is from the capital gain of the disposal property, not from the entire proceed from the disposal.Or in other word, the special dividend is from the profit from the disposal property. Eg. Previously bought the property 10 million, now dispose at 15mil, the 5 million profit is channeled as special dividend. While the 10 mil is within the company. In this way, shareholders actually "pocket" the profit from property price appreciation, instead of merely looking at appreciation in "number" in the company account.
