Welcome to D'melor... I hv been staying there for over 10 years now (renting a room) and I have fallen in love with it ever since. It used to be very quiet but as Cyberjaya gets busier, dmelor becomes a bit noisy too, sometimes, due mainly to inconsiderate foreign students having parties until late night/early morning.

It was once the 2nd best managed condo in the whole Selangor ( the certificate can be seen in the management office) when my uncle was still managing it voluntarily. Since he packed up, he left behind all the good practices. It's down to the current management to make use of them now.

I wish i could own a unit here one day

Not really true...I hate PH... but they are everywhere besides ciber.

I personally think the bad side will be the area around LKW radius. I know they can be anywhere but just my personal view since the LKW the one really do a PH exchange program..

Some Klang folks I know stay in Klang and use Kesas + Mex to go to work in KL daily to avoid jam at Federal highway. That's RM2 x 3 tolls (Kesas) + RM1.50 (MEX - old price) one way so it's RM15.00 per day for a round trip. Given those circumstances, they'd probably be better off living in Cyberjaya biggrin.gif

It's not an extreme example, some of the people I'm talking about are my neighbors, I'm from Klang smile.gif

Edit: By the way, I myself have bought a property in Cyber, will evaluate if that's a better neighborhood to stay in compared to Klang when property is completed.

boss you may need to tell what size/phase you are getting. and you can read through to casa view forum in lyn notworthy.gif
lot of negative comment i suppose, but based on your preference, you like the surrounding neighborhood ? besides if it is for own stay, the property should suit your preferred lifestyle, etc...

have you been for merry-go-round at the area ? whistling.gif

For ownstay anywhere is good as long as you like it and convenient for you...
For investment, its also good if you can wait for next 10-20 yrs.. And bare in mind, its leasedhold..

Thank you for the feedback..and yes, it's leasehold and also ex-mining land..is it worth the risk..mostly for own stay, at least 5 years before career move, or to settle down anywhere else..and I am malay, so it's quite troublesome for me as if I buy it leasehold, it will become leasehold bumi unit, and I cannot sell it to non-bumi..that's the burden of leasehold to bumi..

That's the problem with bumi lot.. Narrow down the selling market range...my malay friends don't mind fork out more to buy non bumi lot.. Anyhow, if you can wait for bumi buyer, then just go ahead... I heard place like bukit jalil and cyberjaya are doing something like bumi discount but still can get non bumi units, I'm not too sure about it, maybe you can ask around.. Good luck...

are 9/10 people in klang work in KL or

1/10 people in klang work in KL?

Am referring to those who has worked in kl for middle to long term, say like 5 years or more....not just those newly graduated and just took the 1st job on offer.

of course compared to amenities, infrastructure, well planned housing estates and etc....cyber will excel when compared to klang. I took one of my overseas friends to visit klang and he was more than shock of the current uncared condition of klang.

I would think about 4/10 people in Klang work in PJ/KL area, and most are not fresh grads. Mostly already working many years. Previous gen people don't mind traveling a little further to work, these days the new gen want convenience, must stay next door to their office. Ha ha ha... I used to take a bus from Klang to KL for work - Commute time average 2 hours one way.. Those were the days...

Since someone PM and request me to share the map, I would just share it here for the benefit of others.

It should be a clearer version than the previous map I shared. Anyway, the original map is A1 size and it covers Putrajaya, Serdang, Puchong, Bukit Jalil etc... of course the focus of development is only for Cyberjaya...thus, this picture is the best I could get to cover whole of Cyberjaya. Hopefully when you zoom in still can see the details.

From what i hear its around 30% working in PJ/Kl as the majority of pipu in klang work in port klang, klang n shah alam n even more own biznes in klang whr many SMEs are visible.. as i hv a shop around bkt tinggi, the whole area has has a few thousand shops with high occupancy of SMEs, logistics &marone related industries, resto etc..
klang is only nice in the south end (bukit tinggi) & north end (bandar baru klang).. the town is so bad though..

cyber has btr amenities yet many dnt wana live thr simply bcos of the lack of authetic food (chinese dinner in particular), high student n PH population frm d low end LKW..

I think zhias kitchen is nice but it still cnt subsitute the real msian chinese dinner food la..
