CYBERJAYA: Developers in Cyberjaya will be delivering 2,400 residential units this year to add to the 8,742 residential units delivered in 2014, said executive director of Setia Haruman Sdn Bhd Lao Chok Keang in his welcome address at a media event on Wednesday for the Cyberjaya Premier Property Showcase 2015 (CPPS 2015).

The property showcase will be held on March 14 and 15.

The media event featured a panel of six developers who will be showcasing their Cyberjaya development in CPPS 2015. The developers are Areca Holdings Sdn Bhd, featuring its Areca Contempo Homes, MCT Consortium Bhd with LakeFront Villa, Paramount Property Development Sdn Bhd with Sejati Residences, S P Setia Bhd (Financial Dashboard) with Setia Eco Glades, UEM Sunrise Bhd ( Financial Dashboard) with Symphony Hills and Verdi Condominium, and Setia Haruman Sdn Bhd with CBD Perdana 3, Ceria Residences and Westlink 1. The projects have a gross development value of RM8.95 billion.

Btw, do u know whts d percentage of ownst buyers fr new projects? if more homeowners buy here then cbj prop prices might firm up.

As you can see, most of the people visited cyber and fall in love with cyber... will this attract more buyer?

i believe those who kept deny cyber its because they never visit cyber as a whole.. what do u think?

for current market condition... i believe still many people wanted to buy property, but the bank restriction makes loan very difficult to get approval..

yes n many ppl waiting fr drop in prices.. i wont bank on HSR as i think it wont make it due to a variety of reasons.. MRT 2 to putra is ok mah? shld build a connecting monorail to cyberjaya biggrin.gif need to park all those trains in dengkil leh

zhia's serve good food but sometimes too crowded no space n quality may not be consistent day to day... not sure how's the lok yu next door but im happy with zhias when im in cyber icon_rolleyes.gif

for those highrise cyber fansi here, how are u planning to mitigate the risk of PH in cyber looking at how MBTL has become a PH den despite being the most expensive condo in cyber??

yeap n same goes for many areas like kajang semenyih side..

But to me if u r earning OK salary, then this is jus spare change.. wht im more worried abt is train fare hike as we know prasarana price brt at 3-4 times more than what it should be n now its KOSONG

From what i hear its around 30% working in PJ/Kl as the majority of pipu in klang work in port klang,klang n shah alam n even more own biznes in klang whr many SMEs are visible.. as i hv a shop around bkt tinggi, the whole area has has a few thousand shops with high occupancy of SMEs, logistics &marone related industries, resto etc..
klang is only nice in the south end (bukit tinggi) & north end (bandar baru klang).. the town is so bad though..

cyber has btr amenities yet many dnt wana live thr simply bcos of the lack of authetic food (chinese dinner in particular), high student n PH population frm d low end LKW..

I think zhias kitchen is nice but it still cnt subsitute the real msian chinese dinner food la..

this is true fr some but as previous example have proven whr those vry near mall n lrt command major premium in price n rental based on integrated concept.. Also easier to find tenants, something tht even dpulze buyer can agree with..

For me got a few lvls fr highrise:

1. Amenity at your doorstep or 300m (MOST premium)
2. Amenity within far walking distance or driving below 5min (500m to 1.5km depending on JAM! below 7mins) (good premium)
3. More than 8mins (slight premium)

brows.gif In cyber most apartments i bliv gt some sorta mall nearby, those i consider as shop la, mall means dpulze as a minimum!
