I think profile of buyers of both very different also today.. cyber more of ppl with more bullets..or slightly elderly age group...already stable income..I have a few for own stay be coz my dad both a few units for retirement.. So will be near to him
Semenyih more new couples..or ppl who follow the crowd also..no doubt a lot are old setia fans following eco now. . My gf bought semenyih coz she is in Cheras and also price wise still affordable..
But to compare both in the same category..I do not think so..

In fact the project in semenyih is not cheap at all... Bear in mind that the lepironia garden phase 1 still leftover few units selling at Rm 1.7mil for a 41x95.
Almost the same price - isn't it cyber a better buy it majestic is over price?

How many ppl < 35 yrs old making ~Rm 20K a month in order to own a Rm2mil house? How many ppl < 35 yRs old making Rm15k a mth to own a super link Rm1mil++ ?
Affordability is the main factor of course number of transaction is an issue.
Why not comparing prima sales then?

Just some sour grape trying to say cyber is same level it lower than nirvana city by comparing number of transaction without looking into geographical, location, accessibilities, infrastructures, Job opps surrounding etc.

Ya bro soros...if cyberjaya is overpriced...I think semenyih is even more so...unless ppl think semenyih is a better place than cyberjaya.. I think majority of people i talk to agree that cyber is a better place than semenyih..just that the price is slightly higher and often just beyong the range of normal young wage earner..semenyih falls at the sweet price range..so end up u will get cyber ppl who are slightly more affluent and semenyih who are more of young couples..different demographic

Have you checkout Cybersouth by MCT? Yes is not really Cyberjaya but it is Dengkil. But is in Cyberjaya boarder to Dengkil. Double story terrance, I think 18x65 and 20x70 are all sold out, the next launch will be 22x75 guess start from 700K above. Can consider.

I have a budget of around RM350,000 and looking for a self stay place in Cyberjaya. Been looking at rental prices and honestly better for me to buy as I enjoy living here.

Any good suggestions?

Thinking of the Place as it would be near to the proposed MRT station and CCC next time. If not this then which Condo is going to VP soon? As my tenancy at DPulze ends next month.. cry.gif
