The infrastructure of cyberjaya is prepare to handle half a million population. Now the capacity has only reached 20%.
Taken from Wikipedia: "The day-time population in Cyberjaya is about 63,000 and the current population is expected to increase to 100,000 by end of 2016 with the robust developments taking place. Cyberjaya's population is expected to increase to 210,000 by 2020." Take note it says "day-time population", i think night-time population is only 25,000 students from various university and colleges. As we all know working adults and family do not stay in cyberjaya except college students of cyberjaya. That's the key to failure! The cause of this problem is most of the affordable living are condos and they are mostly occupied by students. Adults and families don't like to stay in condos full of students, especially international students from certain countries. I think the solution to this is to build more affordable landed property with good concept (from RM600k) to attract workers of cyberjaya to stay in cyberjaya. |

QUOTE(spydermind @ Aug 16 2015, 09:44 AM) Well, the so cybersouth already selling at 600k , bear in mind that it is not freehold, not in cyberjaya, etc. Cyber south is a good start, that's why it is selling quite fast.Kind of challenging to have those landed at that price point. I think this is why I still very much prefer landed in cyberjaya, less, but exclusive (relatively) |

QUOTE(Cabinda @ Aug 16 2015, 03:18 AM) I think cyberjaya need to make something to change the people perspectives on cyberjaya. If you ask 10 people who never visit cyberjaya before. 9 out of 10 will tell you cyberjaya are very far, ghost town and no life. Nobody really know whats the progress and developments happen in Cyberjaya. Not that people didn't try to learn more about cyber, at least I did. There are often free trip to cyber to visit organised by ministry, NGOs n developers. I have friends staying at Taman Meranti jaya, Taman puchong Utama, Taman putra prima, Bandar bukit puchong, they dont even know the existence of D'Pulze until I told them. After I bring them to cyberjaya, they said, wow.. very nice place to stay huh.. and it had changed a lot. From my point of view, first impression of Cyberjaya already very negative. So something need to be done ( leave it for expert to think what can be done) to attract people staying in cyberjaya. Maybe early in the morning still unable to find nasi lemak for breakfast. you can only get it from mamak stall. But always we only see either condo next to MMU or landed above 1 mil. After a while people just lose interest. |

QUOTE(Latio @ Aug 16 2015, 07:16 PM) bro, it is unfair for your comparison of price range as there are big different project.. Cyberjaya is going for future future price. Just because it carries the name "cyberjaya" it is overly speculated. hose higher pricing are mainly those HER project.. how can u compare with prima.. mind to share how much price can we get for such HER concept project at other area of KV? Sememyih is still going for rm400k to rm700k for double storey intermediate terrace house. Ecoworld being the most expensive. |

QUOTE(Cabinda @ Aug 16 2015, 08:23 PM) let me educate u some info from wiki about KV Thanks for the info. Now there is also greater klang valley including Seremban. Klang Valley (Malay: Lembah Klang) is an area in Malaysia which is centred in Kuala Lumpur, and includes its adjoining cities and towns in the state of Selangor. A more recent alternative reference to this would be Kuala Lumpur Metropolitan Area or Greater Kuala Lumpur. The Klang Valley is geographically delineated by Titiwangsa Mountains to the north and east and the Strait of Malacca to the west. It extends to Rawang in the northwest, Semenyih in the southeast, and Klang and Port Klang in the southwest.[1] The conurbation is the heartland of Malaysia's industry and commerce.[2] As of 2012, the Klang Valley is home to roughly 7.5 million people.[3] Klang Valley is home to a large number of migrants from other states within Malaysia and foreign workers largely from Indonesia, India and Nepal. Regions[edit] There is no official designation of the boundaries that make up Klang Valley but it is often assumed to comprise the following areas and their corresponding local authorities: Federal Territory of Kuala Lumpur Kuala Lumpur City Hall Federal Territory of Putrajaya Putrajaya Corporation Selangor district of Petaling Shah Alam City Council Petaling Jaya City Council Subang Jaya Municipal Council Selangor district of Klang Klang Municipal Council Selangor district of Gombak Selayang Municipal Council Selangor district of Hulu Langat Ampang Jaya Municipal Council Kajang Municipal Council Kajang Municipal Council - Mukim Semenyih Still within KV compound. While Cyberjaya under sepang, and where is sepang? maybe price are more expensive if its outside KV? is this what you wanna tell? As For me, as long as i can still tolerate to travel from the point I live to.klcc daily that's still consider Klang valley. |

QUOTE(Soros007 @ Aug 16 2015, 09:46 PM) Come on la... Rm 2.3mil in cyberjaya u can buy garden residences 60'x90' 3.5 storey bungalow with jacuzzi at roof top and 5mins drive to IOI resort city mall and 5 mins to ERL putrajaya sentral and F/h - is this considered over over price? Google it the same type housing / concept how much it cost? Look, our argument was Cyberjaya is not picking up after 20 years of development, the main reason is no one wants to stay there with the students or people can't afford to stay at the landed property there. Rm 2mil - u can also buy a resort style home 40x100 semi D in symphony Hill. 4500ft2... Good living environment and landscape... F/H Somemore - is it over price? Rm 1.6/7 mil for setia Eco glades... Water theme resort lift style living... Connecting to MEX via newly built interchanges... Over price? I dun think so. Future price? For me I can accept it. No one is saying that Cyberjaya is a bad place. BUt you are right, willing buyer willing seller, that's why most people work in Cyber work live elsewhere. So the comparison is made based on the above arguement. The price point of Cyberjaya made it impossible to succeed. We should to stay focus on the discussion. |

QUOTE(Tsuto @ Aug 16 2015, 11:49 PM) LOL dude, please let me know as well if Semenyih all project sold off? if it does, they dont have to keep advertise as well. Yes, Semenyih is now having the price point of Cyber 10 years ago. But 10 years ago most people are not accepting to live anywhere behind the sg besi toll, only until the past 3-4 years when the price in KL gone so much higher and unaffordable then only people started shifting out behind the toll. So i would say that Semenyih is currently riding on the tide but Cyber has missed the tide. Timing is also important. But who knows, may be Cyber will catch the next tide.Market overall is not good, + bank tighten to lend money and a lot of people over-borrow from bank.. All project same, they have unsold units as well. And by the way, when garden residence 1st launch isnt the price also almost like Semenyih now? You are comparing different products between EH/EM with SEG/SH, different land size/different build up/different surrounding. Are u kidding us? And also please let me know why are there price difference between eco majestic and eco sanctuary? arent the projects from the same developer, why pricing different? I didnt see you compare these two haha Semenyih's projects are selling fairly fast. I have been a frequent visitors of their projects! Transactions wise definitely looking robust even though bank loan is tight coz price point is low and alot of the buyers are SP and ECOWorld repeat buyers and no problem with loan. QUOTE(Cabinda @ Aug 17 2015, 12:20 AM) see, another potential buyer run away from cbj.. ppl rather buy seremban than cbj... think cbj need to reduce their egoism and think for the next strategy.. proud is good, but too proud will shy away friends... Yes you are right, I was willing to spend up to RM700k in Cyberjaya if i can find a simple G&G double storey there. But i can't. So I decided to put RM500k in Seremban to enjoy high quality of living. |

QUOTE(Tsuto @ Aug 17 2015, 01:15 AM) Brother, happy to discuss. It is obviously you have missed the boat for Cyberjaya... Cyberjaya property development is always in front of Semenyih. There were RM 700K in cyberjaya before, you missed it, and of course at the current price, you have to invest elsewhere further. People need to understand why developer cannot reduce the price for development in Cyberjaya. Cyberjaya already have some infrastructure in place, while Semenyih doesnt. And the developer in cyberjaya buying land from another master developer (land cost is higher), while in Semenyih They bought over agriculture/kampung land, their cost is lower. You need to understand. Yes i know i have missed the boat, but like i said, when it was RM700k that time few people can accept living pass the toll gate. I am just an average joe, i am sure many are like me. that's why even when Cyber was cheap or affordable but few takers. No the price has gone so high it is even harder for it to attract buyers. I guess we are back to square one. And, would you mind to let us know why you don't choose Semenyih/Canal City? There are 700K ++ landed double storey there. When people provide their opinion they need to give some valid reason instead of keep saying people dont accept negative criticism. It just show who are the person that dont accept people's opinion, instead keep asking people to accept his. If wana compare, please list down comparison apple to apple, property type/size/price/everything.... instead of keep saying 700K in Semenyih vs > 1 mln in Cyberjaya. Very obvious it is just comparing price and disregard everything else.. I asked why eco sanctuary and eco majestic price is different why no one answer me? But it is really none of my business, i don't live in Cyber (even though i would love to), and i guess the people living in Cyber also would like to keep it exclusive. So we better stay out of cyber. I can't comment on eco sanctuary coz i didn't survey that project at all. Again the price point is over my level of interest. Another thing is i would rather stay in Kajang semenyih area than Shah Alam area. Just a personal preference. |

QUOTE(Tsuto @ Aug 17 2015, 01:37 AM) Thanks for your reply bro. Anyway, where you originally stay? Sometime it is because people staying near that area thats why they like it.. Eg. people used to stayed in PJ/Subang prefer Kota Kemuning/Canal City... while Cheras people choose Kajang/Semenyih. I stay in Sri Petaling. Hence Cyber is consider not far for me. Kajang and Shah Alam is almost equal distance for me too. Agreed at the moment Cyberjaya's price already gone up to a level not every people can touch. The biggest problem of Cyberjaya is the master developer I would say haha... They couldnt make the place work at the very 1st place thats why it is what it is now. QUOTE(Aztec @ Aug 17 2015, 11:28 AM) I have a budget of around RM350,000 and looking for a self stay place in Cyberjaya. Been looking at rental prices and honestly better for me to buy as I enjoy living here. How about mutiara ville? But more than rm300k I think.Any good suggestions? Thinking of the Place as it would be near to the proposed MRT station and CCC next time. If not this then which Condo is going to VP soon? As my tenancy at DPulze ends next month..
