Affordability is a key factor here.
Semenyih pricing is more affordable of course doing well but it doesn't mean semenyih is better than cyberjaya.

LOL dude, please let me know as well if Semenyih all project sold off? if it does, they dont have to keep advertise as well.
Market overall is not good, + bank tighten to lend money and a lot of people over-borrow from bank..
All project same, they have unsold units as well. And by the way, when garden residence 1st launch isnt the price also almost like Semenyih now?

You are comparing different products between EH/EM with SEG/SH, different land size/different build up/different surrounding. Are u kidding us?

And also please let me know why are there price difference between eco majestic and eco sanctuary? arent the projects from the same developer, why pricing different? I didnt see you compare these two haha rclxms.gif

Look, our argument was Cyberjaya is not picking up after 20 years of development, the main reason is no one wants to stay there with the students or people can't afford to stay at the landed property there.

No one is saying that Cyberjaya is a bad place. BUt you are right, willing buyer willing seller, that's why most people work in Cyber work live elsewhere.

So the comparison is made based on the above arguement. The price point of Cyberjaya made it impossible to succeed.

We should to stay focus on the discussion.

Yes, Semenyih is now having the price point of Cyber 10 years ago. But 10 years ago most people are not accepting to live anywhere behind the sg besi toll, only until the past 3-4 years when the price in KL gone so much higher and unaffordable then only people started shifting out behind the toll. So i would say that Semenyih is currently riding on the tide but Cyber has missed the tide. Timing is also important. But who knows, may be Cyber will catch the next tide.

Semenyih's projects are selling fairly fast. I have been a frequent visitors of their projects! Transactions wise definitely looking robust even though bank loan is tight coz price point is low and alot of the buyers are SP and ECOWorld repeat buyers and no problem with loan.

People are tend to be so bias after they vested the area... unable to focus on what are the problems... why nobody wanna stay and why taking so long to grow..

Dont want to listen negative comments at all... they dont even know how to compare the price with psf.. speaking bla bla bla.. different build up la.. this lar that lar...

Yep MVV is its official name. But federal government do consider it near enough to affect the Klang Valley.

see, another potential buyer run away from cbj.. ppl rather buy seremban than cbj... think cbj need to reduce their egoism and think for the next strategy.. proud is good, but too proud will shy away friends...

Yes you are right, I was willing to spend up to RM700k in Cyberjaya if i can find a simple G&G double storey there. But i can't. cry.gif cry.gif cry.gif

So I decided to put RM500k in Seremban to enjoy high quality of living. thumbup.gif

Brother, happy to discuss. It is obviously you have missed the boat for Cyberjaya... Cyberjaya property development is always in front of Semenyih. There were RM 700K in cyberjaya before, you missed it, and of course at the current price, you have to invest elsewhere further. People need to understand why developer cannot reduce the price for development in Cyberjaya. Cyberjaya already have some infrastructure in place, while Semenyih doesnt. And the developer in cyberjaya buying land from another master developer (land cost is higher), while in Semenyih They bought over agriculture/kampung land, their cost is lower. You need to understand.

And, would you mind to let us know why you don't choose Semenyih/Canal City? There are 700K ++ landed double storey there.

When people provide their opinion they need to give some valid reason instead of keep saying people dont accept negative criticism. It just show who are the person that dont accept people's opinion, instead keep asking people to accept his. If wana compare, please list down comparison apple to apple, property type/size/price/everything.... instead of keep saying 700K in Semenyih vs > 1 mln in Cyberjaya. Very obvious it is just comparing price and disregard everything else..

I asked why eco sanctuary and eco majestic price is different why no one answer me?

I am just an average joe, i am sure many are like me. that's why even when Cyber was cheap or affordable but few takers. No the price has gone so high it is even harder for it to attract buyers. I guess we are back to square one.

But it is really none of my business, i don't live in Cyber (even though i would love to), and i guess the people living in Cyber also would like to keep it exclusive. So we better stay out of cyber.

I can't comment on eco sanctuary coz i didn't survey that project at all. Again the price point is over my level of interest. Another thing is i would rather stay in Kajang semenyih area than Shah Alam area. Just a personal preference.

It is about 10km away from Seremban old town and 5 km away from Seremban 2.

Thanks for your reply bro. Anyway, where you originally stay? Sometime it is because people staying near that area thats why they like it.. Eg. people used to stayed in PJ/Subang prefer Kota Kemuning/Canal City... while Cheras people choose Kajang/Semenyih.

Agreed at the moment Cyberjaya's price already gone up to a level not every people can touch. The biggest problem of Cyberjaya is the master developer I would say haha... They couldnt make the place work at the very 1st place thats why it is what it is now.

I stay in Sri Petaling. Hence Cyber is consider not far for me. Kajang and Shah Alam is almost equal distance for me too. biggrin.gif
