Thanks for sharing. Do u think duplex soho would have higher price than normal single plex condo/soho?

Duplex SOHO for EkoCheras will cost more to construct due to higher building. Further more, it is also GBI compliance.

i believe the list of property you mentioned not many are duplex....? and whether the price is still comparable?

im not sure if anyone noticed youcity used concrete brick instead of red clay brick for such premium project?
Perhaps anyone here can clarify if concrete brick is better? And i think youcity is not GBI compliance?

It all depends...for e.g. those from older generation or with children may not prefer duplex as from the lower floor can see through the upper floor, no privacy, too romantic...but Gen Y will get excited

In Batu 9, there is an existing duplex condo, Sering Akasia, 15xx sf going for around RM500k only in iproperty

yes, the brochure shows only one exit for the duplex. assumption is the lift also wouldnt stop at the second flr of duplex and also it will be high ceiling in the corridor ....?..... cool2.gif

7 tree is about 1km from mrt, about rm370psf when newly launched, the problem is it is next to a septic tank, when wind blows.... emm emm....

Allow me to narrow the scope to properties along/off Cheras(for KL address) for a comparison to EKC.

Shamelin Star, Lido, Maxim are all LH.
So the price is relatively lower than EKC.

Sunway VeloCity and Mutiara 428 are FH but psf are way higher than EKC.
Another potential new project Lemon tree city, has not much info about its psf. but I believe it will be higher than EKC.

Another observation is that, early birds are always having better price(or discount).

in fact selling at RM1k/sqf is reasonable also due to Velo will be selling RM1500/sqf after completion. Phase 2 launched last year already more than RM1k/sqf, and last phase- phase 3 wil be launching this year. Price at RM1300/sqf? .......

indeed. not just here, but the ever rising housing price is happening almost everywhere around the world.
Maybe the banks should start considering extend the loan tenure to include applicant's kids, and kid's kids sweat.gif sweat.gif
