Green gardens located nearby ekocheras is selling between rm500-rm600 psf which is reasonably priced..

Difference of Eko & Greeen are

- KL & Selangor address
- Look near but quite far especially in the morning when it is working day;
- Beside got a newly completed building called Green Terrain is from the same developer. sub sale is about RM420/sqf.

How would you compare ekocheras n d'sara sg buloh, both walking distance to mrt.

First time buyer. Why would ppl rush to collect SPA? Called lawyer this morning & say not ready. If we're urgent then they will put in special lane. Pls enlighten happy.gif

For me, my main reason is to ensure the stamp date be done on 2013 as l applied dibs.
Understand that LO is sufficient to justify dibs validity but l would like to get one more step safer via SnP.

Another bonus is a slight earlier date to get pass 5 years.
Perhaps earlier LAD advantage?

Other bosses or taikors may have their reasons.

Hi restful boss, l tot one of your investment strategies is getting a unit next or very close to mrt or lrt or ktm station?

I am not demoting green gardens but you know how other bosses view about the distance to the nearest mrt station.

Why compared dsara avenue w ekc?
Totally different segments n target market.

Dsara avenue is selling at future price....

Thanks Syong. let me try to list the facts for D'Sara Sentral:
- probably Not the tallest building in sg buloh area but definitely high density
- LH
- New area
- not sure about HDA (H) compliance for SOVO but the residential units
- Close proximity to kota damansara n bandar utama
- retail shoplots
- it was described by proposal.com that d'sara sentral shall be the cream of the cream When the RRIM project finally kick start.

As a seasoned investor we should be curious about anything that can potentially make us $$$.. perhaps you are a home buyer?

Different segment? I don't think so, both are mixed development with the mrt within covered walking distance. The difference is their location.

Different target market? I don't think so, their pricing is about the same on psf. At least it caught my eye ball n I'm a purchaser of ekocheras.

Well... I am Not promoting d'sara sentral n I have no stake in it. Since there are Not many property which has the.MRT selling point, n since we believed that ekocheras is going to do well, so it's worth looking for property with similar feature.

You are right about one thing though, d'sara is definitely selling for future price..hey.... but who knows, it could be a kota damansara in the making.

For sure it is future price but in a matured area. Actually it has pros n cons to be in a matured area. Pro is the demands n amenities are ready there, but the con is the surrounding will never look as nice as a newly developed area.
