Nkve needs to connect to federal/ sprint highway to reach PJ. All highway built is just to smoothen the traffic n won't provide direct link to specific person destination.

I personally find nothing wrong with lekas link to silk/ grand saga at least it provide alternative route for semenyih folk to KL. Same goes to Setia alam, which people there can choose federal highway via jln Meru n Bukit raja.

Talking about highway. There will be KLORR highway. Rather going grand saga (Paid toll to jam at Phoenix a.k.a Sentral Cheras), you can use KLORR to reach Gombak, Ampang or Genting. Look forward, then Semenyih will booming..

Semenyih is infant. Buy only if cheap.

Your boss is right at that time because not only Semenyih but people also never want to live in Kajang even though the house price at that time is not expensive compared to other place. But the house price in Kajang skyrocketed recently because of MRT now big developer like TTDI,Sime Darby, I&P in Alam Sari Bangi have a development there. MRT have three main station ending in Kajang if i'm not mistaken so that why Kajang now is not like 10 years ago. But bear in mind Kajang doesn't have a proper township so that new development of proper comprehensive like Setia Eco Hill become hot. I'm confident that when the MRT project in Kajang complete on 2016-17 the property price there and it surrounding is beyond our imagination. So for me your boss is right at that time but in property the timing should be one of the factor must come in our consideration in buying a property.

Eco World and SP Setia is like abang/adik. Eco World need SP Setia to prosper like Setia Eco Hill success will have a positive value to Eco Garden project in Semenyih. And one thing for sure as a big developer you must have a huge land bank that's why Eco World buying Focal Aim share to have a strategic land in Johor Bharu. In Klang Valley if I'm not mistaken the huge land own by Eco World is at Semenyih and it's not easy to buy a land in Klang Valley without a premium price. So I think Eco World will concentrate on Eco Garden and they will set this project as a benchmark for their landed house in Klang Valley.

When talk about Sunway Semenyih, You could use the concept of buy low sell high. Last time my friend bought for only 138k for intermediate. Nowadays you can sells at around 430k after 10 years. It's appreaciate about 300%. Even Bangi and Kajang can't make like that. Some waiting for completion of primary school in that Taman and Kiara Business start their activities. It's can go to 450-500k in another years coming. And don't forget that many developer start clearing the land at surrounding area.

3-5 years aga launching price house in Sungai Jelok, Kajang is about 250++ k. Now sub-sale market around 450++k almost double the launching price. Same like in Sunway Semenyih last 3-5 years sub-sale market around 190++k but now the price is about 400++k almost double within 3-5 years. One of the factor for sure is because Mega MRT station project still ongoing in Kajang. So timing is very important when to buy a property in this area. Now is the time u can still buy DSL in affordable price 400++k but when the MRT project complete in 2016-2017 the price still will be affordable but only to rich people..haha..

Because of new route from Setia Eco Hill to Lekas Highway the time taken to go nearest MRT station in Kajang much faster..highway maaa..5-10 minute only.. rclxms.gif

I m still thinking now is the right timing to buy property if u can hold for couple of years. It won't be cheap when GST implemented in 2015

don't u guys realize developer and government are very concentrate to develop this southern part of kl/selangor...

MRT, highways, townships mostly cover on this kajang/semenyih area...

i got some insider news that this is because of our former PM, Tun M idea...

he wants to develop this south part area to link together with his putrajaya/cyberjaya and sepang KLIA area, so this part can be one of the self contain tonwship in future...

Nowadays doing business much expensive than before because of minimum wages for worker, no more low salary for illegal workers because of enforcement by KDN, oil price keep increase because of depleted oil resources worldwide and you are right when GST implemented in 2015 housing cost of housing increase more than 10% compared to without GST and don't forget Malaysia want to achieve high income salary by 2020 so maybe 500k-700k will be an affordable house in the eyes of developer and government at that time. icon_question.gif

Wow..your have strong 3 phase cable because got some insider news. Can you check with your connection is there any future highway or new road access to Nottingham University. I'm curious because China developer invest heavily to build a mansion and high end residential on that remote area. hmm.gif

So if u wan to go for semeyih area, eco hill part will be safe bet...that's why ecoworld will only launch eco garden after eco hill....they just wait sps materialize the access link to lekas, then they can launch the luxury eco garden, this eco garden will become like desa park city concept....sure will bring spill over effect to seh...

I mean CG project. Country Garden by international developer from China near Nottingham University. Yeah..SpSetia,Sime Darby in the GLC circle so can tepuk2 bahu with other GLC for the benefit of share holder. thumbup.gif

but they widened the road from semenyih to nottingham

and the road use to be old wit some pothole but they fixed all that with new tar


*i study in nottingham, passby that everyday

alot alot of lorry is going in and out from a junction along the road i think it is that chinaman project
