Opposite .....north south highway...land 3 times bigger than this is asking high price ...psf....this area will be very ong in 10 years times.

bangi lama / sg tangkas area / BPS area - mostly freehold
opposite plus highway sg merab/ teras jernang / jenderam hilir n hulu/ sg buah - mostly malay reserve

just went there, the SA said that Phase 2 (Almyra - Block 3) will be launch sometime between Mar & Apr. The new price will be around 5% increment. GST for Serviced Residence (Almyra) will be absorbed by IOI.

Hi bro thanks for your sharing, if not mistaken Block 3 mainly is Type B, are u one of the buyer of phase 1? smile.gif

But for the GST issue, according to the Customs Guide on Property Developer, although the serviced apartment is under commercial title, but the GST treatment is based on the usage of the building, below is the extract from from the guide:-

7. The supply of land used for agricultural, residential (including residential house such as link house, semi-detached house, detached house, apartment including serviced apartment and condominium) or general purpose such as burial, playground and religious is exempt from GST.

14. The treatment of any land transaction with a building or structure attached, will depend on its usage. If a residential building is built on the commercial land title, it will be treated as residential and such transaction is exempted from GST. However, if the residential building has been used for commercial purposes, GST is charged on the sale of this building.

Only 5% increment? seem like not much increase leh, IOI so good leh drool.gif

U are right about the Type B unit in Block 3.

Nop, i didnt get any unit. Was just surveying and look-see.
Bought Savanna earlier, but thought that this IOI development is interesting as well =)

U mean Phase 1 of Savanna? Block A1, A2, B1, B2 and C2 are all out. C1 has been stagnant for 2+ month.

Like u said, the price is getting ridiculous from C1 onward, hence the low demand and inability to sell more units.
Talking about 450k for 960sf cube at Bangi?! Almyra seems like a better deal.

I dont think that Block D1 and D2 will be announced anytime soon by Mahsing (for Savanna).

Yeah last time when Savanna initially launched, the price only starting from 300-350k, now the Block C1 ad at least 450k, so expensive for me cry.gif

But fortunately Almyra launched, starting only 360k some more all types also have balcony and much lower density than Savanna, finally can grab one rclxms.gif

Bare unit is ready but the fully furnished unit is still being furnished, expected in Early March

Nice High Double Volume Ceiling effects although it means no living hall upstairs but maintenance is going to a b1tch

A bit challenging to park 2-cars straight on a side-by-side. have to be slanted cos gate is not in the middle

Fully extended save for small section at the back

The whole masterplan....future around 4k units highrise...to add.....you can confirm with agent on your next visit.

absorbed GST? or in the first place, custom already not allowed to charge the buyer GST for residential props?

Yes for residential property is exempt supply, therefore developer cannot charge buyer with GST, but at the same time developer also cannot claim back the GST paid (Input tax) paid to customs smile.gif

As a result, developer is suffering the increase of cost, or if they dun want to absorb the increase cost, they might increase the selling price to compensate the increase cost drool.gif
