But for the GST issue, according to the Customs Guide on Property Developer, although the serviced apartment is under commercial title, but the GST treatment is based on the usage of the building, below is the extract from from the guide:-
7. The supply of land used for agricultural, residential (including residential house such as link house, semi-detached house, detached house,
apartment including serviced apartment and condominium) or general purpose such as burial, playground and religious is
exempt from GST.14. The treatment of any land transaction with a building or structure attached, will depend on its usage.
If a residential building is built on the commercial land title, it will be treated as residential and such transaction is exempted from GST. However, if the residential building has been used for commercial purposes, GST is charged on the sale of this building.
