Visited the place recently. My take for Landed

Pros

1) Very near exit to Highway
2) Price = relatively not too expensive
3) Fully extended save for small yard behind

Cons

1) Unless IOI commercial is successful, not many non-Halal Food
2) Difficult to park 2-cars straight side by side
3) Double Volume ceiling effect for Ground Floor means no Family Hall upstairs
4) Not really cheap also - for RM720K++ many choices of sub-sale with G&G
5) Not G&G, Developer managing for First Year Only

Did not view the Condo

compare size and price, maybe those can consider new Azalea nilai impian

but that is going even further and further.

Distance to KL

Kajang < Semenyih < Nilai < Seremban < Melaka < Batu Pahat < Iskandar

Soon ppl will say better buy Iskandar compared to Kajang / Semenyih

This proud by IOI is freehold.

In fact, most new projects by other developers in Bangi such as Mah Sing, UM Land, etc is already freehold

But BBB, Bandar Bangi Baru is still leasehold

Bare unit is ready but the fully furnished unit is still being furnished, expected in Early March

Nice High Double Volume Ceiling effects although it means no living hall upstairs but maintenance is going to a b1tch

A bit challenging to park 2-cars straight on a side-by-side. have to be slanted cos gate is not in the middle

Fully extended save for small section at the back

Unfortunately maintenance fees is subject to GST at 6%, it is definitely not zero-rated or exempt supply  sad.gif

Heard on the Radio today that GST will NOT be imposed on all Residential Maintenance Fees thanks to lobby by various NGOs

Yes a lot of parties also lobby to customs, but as long as there are no any law or regulations gazetted by the government, maintenance fee is still standard-rated unless they issue another Exempt Supply Order which until now also nothing come out  smile.gif

Yeah but anything can be changed unless it is stated in the GST Exempt Supply Order which is black and white, dun rely fully on Malaysia gov punya mulut until it is gazetted  blush.gif

Still remember that our beloved PM announce in the budget 2015 that RON 95 and LPG will be given relief from payment if GST? But until now these are still not stated in the GST Relief Supply Order, haha u know i know la blush.gif

yes, needs to be gazetted to be official
