Visited the place recently. My take for Landed

Pros

1) Very near exit to Highway
2) Price = relatively not too expensive
3) Fully extended save for small yard behind

Cons

1) Unless IOI commercial is successful, not many non-Halal Food
2) Difficult to park 2-cars straight side by side
3) Double Volume ceiling effect for Ground Floor means no Family Hall upstairs
4) Not really cheap also - for RM720K++ many choices of sub-sale with G&G
5) Not G&G, Developer managing for First Year Only

Did not view the Condo

Distance to KL

Kajang < Semenyih < Nilai < Seremban < Melaka < Batu Pahat < Iskandar

Soon ppl will say better buy Iskandar compared to Kajang / Semenyih

take bañgi avenue for exmple
1st ph launchd around 3 yrs bck at 320k
now sub sale at 520k
no prospect boss taikoss?

only personal preference, no right or wrong.

but if I compare with e.g. Setia Alam - PKNS project, 3 years ago 420k today 690k. I would prefer setia alam

but you must consider that KL is also getting wider and wider... laugh.gif

you know, in the early 90's, when I&P first developed Bandar Kinrara in Puchong, my first thought was……"jauhnya from KL"!

i don't think people are thinking of the same way now.

Pkns projects in shah alam and bangi mostly is leasehold and not GnG laa..
Good also slow appreciation atleast people's can afford to buy a house and dont give a chance to shark flippers

This proud by IOI is freehold.

In fact, most new projects by other developers in Bangi such as Mah Sing, UM Land, etc is already freehold

But BBB, Bandar Bangi Baru is still leasehold
