Ya Type B and Type C quite demanding as the 1st phase ad fully booked within 1 week after launching, new block price might increase as well dun know will increase how much

Yes there will be 3 more blocks to be launched, Block 2 is 1st launch, Block 1 only got Type A, Block 3 and 4 will have Type A, B and C, not sure the next launch will be which block, but as mentioned by mes23 next block could be Block 3, need to ask the sales person to confirm

But according to the facilities plan, only Block 2 (1st launch) and Block 4 have Type A, B and C, Block 1 only has Type A, Block 3 only has Type A and B

Yeah when i book on the next week after launching, all prices ad increase compare to launching price

The difference is 5k for Type A, not sure how much difference for Tyoe B and C but definitely higher, i booked for Type A at 16th floor

But for the GST issue, according to the Customs Guide on Property Developer, although the serviced apartment is under commercial title, but the GST treatment is based on the usage of the building, below is the extract from from the guide:-

7. The supply of land used for agricultural, residential (including residential house such as link house, semi-detached house, detached house, apartment including serviced apartment and condominium) or general purpose such as burial, playground and religious is exempt from GST.

14. The treatment of any land transaction with a building or structure attached, will depend on its usage. If a residential building is built on the commercial land title, it will be treated as residential and such transaction is exempted from GST. However, if the residential building has been used for commercial purposes, GST is charged on the sale of this building.

Yes for residential property is exempt supply, therefore developer cannot charge buyer with GST, but at the same time developer also cannot claim back the GST paid (Input tax) paid to customs

As a result, developer is suffering the increase of cost, or if they dun want to absorb the increase cost, they might increase the selling price to compensate the increase cost

Agree, since at the first place developer unable to claim GST paid on acquisition of materials and sub-con services, and another side developer cannot charge buyer with GST, they will include the increase cost into property price which definitely will increase the property price, unless they willing to absorb the cost which I dun think they will likely to do so
