Thought Sunway famous for giving higher discounts, and if 7% + 2%, then not bad. How it works bro?

If still closer to RM 900 psf, means not much changes to compare to previous Phase, then I think it's fair. Maybe Sunway not dare to gungho increase it higher or tremendously.

Tbh, now plenty projects already selling 700+ to 800+ psf, and those already not even near KL City or CBD.

So sunway velocity mall can perform better among all new malls. Many new malls in pj, Damansara, Bangsar south, Cheras, near klcc all failed /dying.
More commercial development will fail such as millerz, central park damansara, etc..

Sunway velocity is not near to these already established big malls. So still a lot of people go to SunV

can observe tenant occupancy rate of velocity mall is way higher than mytown mall although mytown mall is connected with IKEA.

You can also observe that the demographics are different in 2 of the malls. One of the korean BBQ restaurant, Palsaik, moving soon from Mytown to Sunway Velocity

Location and development plan is very important.
Not just simply pump in money to develop new mall, need to be more outstanding above those existing established malls.

Last time I went to Sunway Putra mall was before MCO and I remember it was doing ok. Better than Quill City Mall or Jaya Shopping Centre ever did, haha.

if in cheras only 2-3 malls are doing fairly well which is SV mall, leisure mall and aeon (more to grocery)

Agreed. Compared to the latter two, at least Sunway Putra Mall is still doing decently and fully tenanted. Just that the footfall is a lot less during the weekdays and a slight uptick during the weekends. With the largest increase whenever there's an event at PWTC.

Have to compare with similar sized mall that opened or renovated around the same time 😂
If compare with established mega mall, confirm look very bad, haha.
