Well, it was disguised as a long-term rental. Someone rented the unit on Airbnb during weekends and posted an advertisement on PropertyGuru. I don’t know how they managed to get an agent account there so easily

Yep, there are many agents scamming owners into agreement, saying they got long term rental client, but in the end they sub into airbnb. One particular big agent there acting cocky with all the owners key, openly harassing genuine residents that opposes Airbnb by throwing garbage in front and cig butts to balcony.

If premium design, higher rental is expected.

Studio (dual key type): min rm2300

1 bedroom (dual key type): min rm2900

2 bedroom (dual key type): min rm3400

1+1 bedroom: min rm3600

2 bedrooms: min rm4100

3 bedrooms: min rm4500

you really need to know these are agents tactic to blast out message fishing just to test whether your unit is available for rent or not sweat.gif
Even if yes I don't doubt these rental price exists, the only issue is how many of this kind of tenants that agents are available for all the units that are on the rental listing website sweat.gif

I kena once before but cant say if this experience is representative. Same message with ready tenants offering higher rental than going rate. After I responded two days later, agent said tenant viewing other unit now and will revert. After that, said tenant found unit liao and ask if I want to let out he can help me find tenant.

Good thing is, they probably do this phishing to the condo they know is in demand.

Most of the time with this kind of details, the tenant are real.. my unit at Bangsar south mostly agent gave this kind of tenant detail and rented to the exact name given…

Of course I don’t doubt possible of agent fishing for owner listing too. But the possible are lower…

Spot on. Like I said takan all the agents in the group with multiple messages everyday lying??? AFAIK some tenant continue to not be able to find units even with higher rental range.

Seriously got MK rental range in velo?...lol.....jangan syok sendiri, wake up smell the roses...even got super rare and need high end reno.

For typical range I would say rm2k to rm3.5k max rental. Also, if you get high rental make sure to do spot checks. They may go stick in 6 to 8 person which is illegal as per KPKT.

mont kiara used to catch expat.. now also left old stagnant condo
cheras now catch chinese expat... soon when the wind is over, it will repeat ampang's fate.


fact is many expat now, prefer landed, and affordable, 4-5k can get them very nice house. spacious too. only a few wanna rent only a two bedroom condo...

korean like to move here and there, from ampang to mount kiara. chinese expat different, they really have roots due to them thinking to leave their china permanently.

I not worry about chinese wind at velo there
Because the community is already very matured and friendly for china community

Velocity originally was meant to built and attract china buyer as during that time, foreigner to buy a property in Malaysia only capped at minimum 500k unlike 1 million now

The velocity mall even got nanjing street for them
