Hi Sifus, I just found out about this project recently and was told not much units left (looking for type A) and hence was offered a partial furnished Type A net price at RM560k, lvl28 (psf RM964). I personally this project overall is a great investment opportunity however that leaves me a concern as an investor because entry price is an important factor to consider especially I'm buying the last phase of this project at such timing hence the psf is generally higher than the most, is RM964psf not a good deal for this....
Any owners or Sifus can share what was the earliest pre launch net pricing for Tower C & D (Type A & B) so that i can have a gauge to compare with
I paid RM922 psf, lvl 33 Tower D and already at 25% progressive
Looking at the rising number of lelong units in M Vertica shortly after VP, will this happen here as well? Seems like the supply is far more than the demand in Cheras area.

What is the estimated completion time for Sunway Velocity Two? I remember it was launched before MCO in 2020 and has sought extension. It would definitely be an important reference for many ongoing projects under the same developer.

Which blocks are you referring to? Blocks A & B (Phase 1) or C & D (Phase 2)?
Can't answer for the latter two, unfortunately, but for the former two, the last I heard from the sales staff there is that it will be completed sometime in the 1st quarter of this year. I'm one of the Block B buyers and I received two extension letters in late 2021 and 2022 due to the MCO. When I checked the progression in person last week, the residential part looks almost complete, but the commercial block still have some scaffolding and netting on it. The ground floor entrance is still WIP as they are still laying the bricks on it.
Kinda makes me wonder if I should've gone for Goodwood Residence instead since UOA managed to complete it 5-6 months before the end of 2022, despite the MCO and whatnot. Oh well. Just fingers crossed that it will be completed by then.

Thanks for the info. I guess 2023 will be an interesting if not momentous year for SV2 developer coz I think Serene in PJ will be handover this year as well.
As for Goodwood's developer, I'm under the impression that they usually give bare minimum unit for VP so it is not surprising for them to complete sooner if compared with SV2 which need to be completed as partially furnished units.

For Goodwood, UOA did provide partial furnishings such as kitchen cabinets (hood & hob), including the wet kitchen for the bigger units, hot water tank for all bathrooms and a/c for all bedrooms, so it's a huge step up compared to their previous projects such as Scenaria, Desa Green, etc. which are all bare units. I paid a visit to the former last December as it is already complete and that's what I saw.
Probably because it's a fully residential project with only 40 floors in one block divided into two wings, hence the reason why it's completed faster than SV2 Phase 1, which is 53 floors for two residential blocks with 2 floors of shoplots plus 20-floor commercial block next to it.
