If I remember correctly the layouts aren’t that great either with lesser toilets than usual (there is a 2 bed/1 bath layout). This really screws up the partition game. Yea for a new property to go down over 50% in value means multiple things have gone wrong.

IMO Sqwhere layouts is for own stayers, luxury for 3 bedrooms. However, the location (and price) doesn't tick for own stayers. Of course SDB launched the project during the hype of MRT.

room rental demand can be from everywhere it doesnt need to be from nearby... its very common these days to rent room just a place to sleep... and alot of white collars renting room now too... like freaking alot...

It just depends how much or how little you value your privacy. The secondary main draw of sublet is they don’t seem to need deposit. It’s ideal for cash strapped young ones. Otherwise people get a lot more for their money lifestyle wise with traditional rental.

i google the maintenance fees , it appear 40-50 per sqf.
that is abit hard to believe it.

Sounds like something went wrong or there’s not enough money in the kit. It launched at 33c I think.

Purely conjecture but maybe the residents have brought a state of disrepair to the facilities. Sad for SDB and the owners. The maintenance fees go up 50% and the value go down 50%. Real double KO there.

SoVo 302 units and SA 255units, Total share facilities is 557 units. 557 units share to pay facilities together, suppose maintanance fee wont be so high..

410 maintenance+ 40 sinking fund, so 450. It is commercial lot rate is my guess, but inside is quite well maintained as far as my concern. But will definitely have to see how it's going down the road, stayed in few condos before too, sometime good, sometime shit 😂
