Not sure piling is already completed or not but another 3 years to go.. Hopefully SDB comes good..

Which means for those early birdies who bought during the soft launch they need to wait for almost 6years to get key for their property.

Prices start at RM810,000 while the maintenance fee is 40 to 50 sen psf. Units come partly furnished with kitchen cabinets, hob and hood and refrigerator, and two to four parking bays depending on their size.

SDB reduce the SPA price from RM880K to RM810K? I hope they still maintain the rebate scheme.

For buyers who bought or considering Sqwhere/ Dsara Sentral aside the reputation of developers, I think the main attraction is the link to MRT station.

It will be only meaningful to compare the development with direct to MRT station and as far I know, the cheapest psf wise will be Saville Cheras by MKH which selling slightly from RM500psf+.

the progress of this Sqwhere is equally slow if not slower than one of MRT link project Ekocheras.

Hopefully SDB will pick up soon since serviced apartment already opened for booking.

The SOVO is 5 years construction period? Then it make sense for the construction progress assuming also the SPA kicked from DO approval date.

2.5years is not very long but should be sufficient for them to complete whole development. The next door Dsara Sentral the construction progress is much faster.

Basically at the peak of MRTl linked projects hype, developers have priced a premium into it. Imagine this location developer selling RM750-800psf? Also locality here ain't that great... Now so many options even with MRT with greater amenities.

I can see same issue will happen to a locality in Cheras. Every projects there bank on MRT but nothing around it....

For me another issue for those who buy those big sizes ie 14xx sqft is the maintenance fee... I was told Rm0.50psf inclusive sinking fund? Imagine paying rm700+ monthly fee with rental rm2k. Even as own stayer, RM700psf is pretty hefty

That's why can see many auctions here. High maintenance fee and entry prices coupled with low rental yield. 14xx sqft example...can bleed easily rm1.5-2k permonth. Unless you partition and sublet can reduce the bleeding

IMO Sqwhere layouts is for own stayers, luxury for 3 bedrooms. However, the location (and price) doesn't tick for own stayers. Of course SDB launched the project during the hype of MRT.
