bidded in august, bumi lot, direct transfer with 1k admin fees (no double MOT), loan disbursed this week. 1 extension penalty due to more than 90 days, took about 4.5 months from bidding to now loan disbursed.

99% empty, only 1 market but probably wont sustain for too long. Office tower also empty, probably will be empty for at least another few years. Many, if not most of the mixed development are doomed to failure, i dont see how this is different. But im glad they didnt do it like a 'mall', but more like 'shophouses' with open air (at least as it is failing now, it doesnt feel as empty as an enclosed mall ).

Management said residence occupancy is 75% but i doubt that, i think maybe 40-50% or lower. As a new homeowner there, would love to see at least some convenient store open there. but with this occupancy rate, still have some way to go. lucky my neighbours all own stay, so kinda happy with my floor, lot of good chinese food around sungai buloh too, so not a problem for me

410 maintenance+ 40 sinking fund, so 450. It is commercial lot rate is my guess, but inside is quite well maintained as far as my concern. But will definitely have to see how it's going down the road, stayed in few condos before too, sometime good, sometime shit 😂

Hah, actually thought so too! wonder how much people willing to pay extra just for the nice unit number, in this case 18-08.
