99% empty, only 1 market but probably wont sustain for too long. Office tower also empty, probably will be empty for at least another few years. i think you mean kick them when they are down, pour salt into wound etc. etc. Slap sense into people is for when they still have time to reverse course.... laugh.gif

This is someone who wants to buy into it as a weekend home. That’s not the ideal mind set for this property - it’s fine for ownstay or as an investment at these prices and you partition it accordingly for the student/graduate market.

People are romanticising the good quality of SDB facilities but that will quickly go south once you see who you share the facilities with. Unless one doesn’t mind all that...

I went to Sqwhere few days ago and found that from the service residence and look out to the south (facing outside and facing factory), can hear sound from the factory (70db- i measure from shoplot floor) and see the black smoke come out from factory and not sure the distance..

Anyone know whether the sound from the factory will stop at the evening/night time what time and start what time in the morning?

Will you hear the factory sound if close the window if you stay in sqwhere service residence facing south (facing outside)?

Will you smell any unpleasant smell if stay in sqwhere service residence facing south (facing outside)?

Doubt it. This is quite a high spec unit at rumahwip price. The main problem is that it didn’t live up to its potential as Kwasa Damansara is no where near ready.

The auctions are like this because the original owners who bought at full price can’t sustain the bleeding anymore. At these prices it’s a fair buy.

For me another issue for those who buy those big sizes ie 14xx sqft is the maintenance fee... I was told Rm0.50psf inclusive sinking fund? Imagine paying rm700+ monthly fee with rental rm2k. Even as own stayer, RM700psf is pretty hefty

It just depends if you get the utility from it, a couple who use the gym here instead of a commercial gym do benefit.

A worse example is if you only get 1.5k rent for 1k sqft unit with 500 monthly maintenance. The bleeding is pretty bad from OG 800 psf price.

That's why can see many auctions here. High maintenance fee and entry prices coupled with low rental yield. 14xx sqft example...can bleed easily rm1.5-2k permonth. Unless you partition and sublet can reduce the bleeding
