Hi All,

I need some advice. The developer is rushing me to sign the SPA, which dues on 14th Dec. But my loan is not approved yet.

He said, I can sign first, then wait for the loan to be approved. If this bank reject, I still have 1 year time to apply from other panel banks.

What do you all think? Is it wise to sign SPA first?

signed without stamping it till loan approved is ok.. but who knows when developer will send for stamping..
I alwis advise to get loan approved first before signing..anything might go wrong..any sifu to commend?

Never wise to sign SPA first without getting an approved loan. Just my 2 cents. Plenty of time till 14th Dec anyway.

How long does it normally take to get an approval, I only submitted my application last week sad.gif..

within 1-2 weeks.. pressure the banker.. if your financial no prob, normally jz 3-4 working days after submission

Btw, any comment on MBSB? So far I've only applied Maybank and MBSB...
Nusmetro only have Maybank, B.Islam, UOB and MBSB as panels at the moment.

If i'm not mistaken, MBSB's rate is usually higher.
You should apply from ALL panel banks, shouldn't limit your choice.
Yes, apply now and you should be able to get bank loan status by 14 Dec.

And one more question, is it common that banks outsource these loans application to an external company.

Currently, my maybank application is processed by a company called Pro Mortgage. We did the forms/documents handover at a Maybank branch tho. But the officer works for Pro Mortgage.

If I'm not mistaken, normally directly with the bank but if the contact number is given by Arte+ I dont think there's any issue to worry about as long the agency provide good services to you such as handles and submit the necessary on behalf on time and chase the bankers for you.

Nusmetro also wants me to sign SPA and pay 38K++ by mid of Dec. My loan also not approve.

Actually, is it common to have due date for signing SPA? I thought the date when to sign SPA should be quite flexible. The staff from Nusmetro seem really firm about me signing before mid Dec.

They are also sales staff. You no sign fast they wont earn commission.

Because after dec is no more DIBS, and on that time will have many buyer pullback the booking, this project have 2 bulk buyer, 1 buy near 300 units, another buy near 70 units, current from their side have few units under loan rejected, the bulk owner will find others proxy to replace, anyway, for loan progress now really is very (gen Cheong), my advice is wait for loan approve first then only sign s&P.

If u pay the so call booking fees of 5k with credit card. You will not going to receive full refund. They will only pay the refund of 4900++.. I still not call to check, just received the transfer last few day.

Hi all, I have booked a unit in Arte.. I am having problems with loan.. Applied from maybank and bank Islam but agents said quota full, need to wait till limit is available.. Is this true ? Cause I feel that the agents are like "'mm deh mm ***".. Could someone please advise? It would be very helpful if you could provide me with agents that are helpful sad.gif I don't wanna miss the dibs and I don't have much time left..

Hi,

The MBSM officer told me DIBS is not a problem even if we apply the loan in 2014, because this project is launched in November. Its based on the project, not the bank.
Please correct me if i'm wrong (or being cheated).
