Im selling of my Arte + phase 1 unit (Tower 2).

-facing lifestyle pool/klcc
-35 floor
-626 sf
-RM526k before disc 10%
-RM474k after disc

Reason of selling - cannot get loan approved.

Just want to know Why would it be Agent problem?

If a Purchaser fail to get loan, this could only meant that the Purchaser
a) Over-committed (too many properties on hand)
b) insufficient financial background (Low salary, bad/low money income)
c) Bank quota burst (no margin)

Ah, understood now.. haha!

I'm putting a guess that the Developer may have forfeit the booking fee if were to cancel, thus the "purchaser" need to help the Agent to promote in order to get back..
haha.. hopefully it make sense.. XD

Last time I also "heard" fully refund, but NO! They are deduct RM800 per unit.
Last time "heard" DIBS, but now become DIRS.
All the while they said, we listen. Nothing is black and white.
Even they said, if developer decide to change floor plan and the sqf more than 5%, we MUST pay, if sqf become smaller and less than 5%, they no need refund or deduct purchase price. Is this clause fair to purchaser??? (This is the info got from the developer during their launching on Dec at Damansara. )

Can get refund if do not have loan rejected letter? The loan is approved but still cant decide to sign the SPA...

Saw them had booth at Iproperty fairs last month.
Not sure the overall sales. But guess sales gonna affected by recent complaints from buyers to them.
Guess AP yet to approved too.
And heard there are only 3 panel banks for this project.
MBSB, Islamic Bank and UOB, and UOB with 70% margin max, perhaps due to discount dibs issues.
