Just received a notice letter from Nusmetro to execute the SPA and has to be within this November. Am still considering to go or not go. Beside from this forum, where to get more information about this project or this company?

I spoke to Nusmetro sales manager today.

It can be used for Residential as they tailored made for Residential.

So it all comes back to your own judgment.

I'm still puzzle if it's lawful to have people use commercial property for residential purposes. Surely they are not the first? Never heard of any issue with this kind of arrangement.

This prop they are promoting the idea of "private lift", ie your neighbours are not sharing the same lift as you, when the lift door opens you are at your unit !

I thought this is cool. Anyone has comments on it ?

Can someone post the entire floor plan? I wish to see how they connect all the units to the fire escape staircase since there is no adjoining walkway/verandah/corridor.....

Kanasai they are really "apa pun boleh" ! Is it possible to get a black and white letter from the developer on this ? Apparently the developer has a few other projects in Penang and KL. Are they in the same boat ?

aiya...sales staff say can stay,becoz those officer from land office wont go knocking door on every unit to check if its for residential or commercial.. loophole..those staying in sovo and sofo are like illegal immigrant hiding in luxury property.

Talk is cheap lah... Produce black and white... Buyers should insist. The price is not cheap leh. Make sure that is legal...

not under HDA somemore..water and electric bill=jialat.. sales staff will say its juz additional 20-30% increament but reality is 300% increase in electric bill..i rather go for the element or Mcity.safer bet whistling.gif

But they are much more expensive especially Mcity. If want to go for that area, Element is the cheaper one.

IMO, access wise both Elements and Arte+ are the same as they are right next to each other, literally stone throw away. M-City has a slight advantage because it's facing the main road, not sure if there's a direct entrance from the main road (Jln Ampang) as I never look into M-City.
