Wow...seem jln ampang will be peak and busy with traffic and condos... Too much supply in this embassy row. I think the demand is getting lesser later due to traffic and high density in this small road. Just wondering why many people want to buy new condo whereas old condo selling quarter price in same row? Some offer at Rm300psf?

Last Day before Official Launch on this Saturday, you can see these in newspapers: The Edge, Star, Sinchew, China Press, and Daily Oriental. I suggest grab them before the possible rise in price.
Possible removal of extra rebates too.
Selling Point: Private Lift, Lowest psf possible in the vicinity, KLCC View (more the reason not to buy a blocked development nearby and also more expensive pdf too)

Supposed to sign Spa today but found out their building plan is still not approved! They added a clause that says I need to fork up if the additional size is more than 5% and no refund if it's less than 5%. One week after booking fee, the size has changed and if I sign I can't back out, hello why would I sign something that is clearly a disadvantage to me? Furthermore I don't sign on something with an unconfirmed price. They tried and convince me it's all very standard and the change it mainly not on units bla bla bla. I said you go and confirm the plan then call me. They said it will be end march the latest and now up to the developer if they want to forfeit my booking and return my money or let me wait. I think they will wait since it's not like this place is fully sold out. Waste time!

Apparently they are doing DIRS, you pay first and then the developer will refund you - got such thing that is legal? This developer is getting dodgy by the minute and I am losing trust in anything they said

My loan just got approved and I am kinda worried cos I am hearing so many negative comments on the developer  ..

My agent just called and I need to sign the spa by this year.. It's DIRS and not DIBS .. So we need to pay the interest first and then the developer will refund it back to us..can the loan agent work something out for us? what's the concern on HDA?  I m in dilemma now!!!! Please advise

Don't know, developer just emailed me saying they will issue a letter to me to confirm that they will sure get the plan approved.
My concern is over the clause that developer has the right to charge me if there's further change to my unit size (more than 5% change) or not refund me if the house reduced size within 5%.
Furthermore the purchase is not protected under HDA. If they are so sure they can get a confirmation and there won't be changes then why is there such clause?
Unless the letter says that they will adhere to the final cost no matter what then only I will be signing the SPA within the period given.

Hong Leong management rejected the end financing for this project
