Nope..u will give an option to choose original s&p price or s&p price after 7% discount..if u not give an option, u can ask for it..mine was offered this option..

Loan amount nothing to do with RPGT..RPGT is against s&p price

For bumi it is either maintain ori s&p or new s&p after 7% discount..depending for own stay, investment or cash..

Just purchased 20x80 and luckily brought my fren which his number was called up for last bumi discount. Quota only 21 units, after 2 times no were called, and no one showed up, the 3rd time was my fren.

Any idea, how much i need to fork out for other expenses? Was informed free SnP and MOT within 21 days.. How much stamp duty, legal fees and MRTA?

Looks like so many people at ballot looking at the number of balls in box for so few available units for public. I heard its about 80 uinits available. I wanted to go today for the ballot but heard so few units left. Does anybody know how many people register.? Lucky to get balloted leh.

EV1 97% sold and now EV2 another 92% done. So expect EV3 22x75 or 24x75 price from 785k+

looking at it makes me wonder...definitely bbr is having better location and amenities. however this elmina is targeting more on kd area and kwasa development.

Within 2 years is 30%..3 to 5 years will be lesser..

guys, need some advices here. i didnt manage to get a unit from phrase 2 elmina valley. should i look into the completed unit like keana/garinia? any news abt kwasa land? doh.gif cry.gif hmm.gif hmm.gif

If you have budget, why not?I think next launch for 22 x 75 will be at rm780K+- and 24 x75 will be at 880k+- (maybe lower, i am not sure)

1. Less unit compare with EV.
2. Ready unit - u can visit and see the real product (workmanship and quality).
3. Save loan interest coz i was ready unit.
4. near KD and kwasa damansara/MRT compare with EV
5. more greeen compare with EV.
6. Land size are bigger compare with next launch for 24 x 75 (elmina garden are 24 x 79, if you compare with 24 x ??)
7. Elmina garden more high class look.

1st part, It's free MOT and legal fee for SPA if you use SDP panel lawyer. you only need to pay the MOT registration fee less than 1.5K. 2nd part, for the bank mortgage, you have to pay loan legal fee, stamp duty and MRTA (optional).
in fact you can check with your loan consultant see whether you can use the bank loan to cover the 2nd part.

Guys, wanna ask for opinion. Let say Ali bought 2 houses for rm1.2mil. but now Ali still cant decide about the payment.

whats the best option if Ali has rm600k cash?

the house price is rm1.2mil.

i. should Ali pays rm600k cash to the houses and loan the other rm600k,

ii. or its better if Ali maximize the loan say 90%, and Ali invest rm600k in FD ASB, and pay the mortgage loans with annual divident from ASB.

What do u think tuan? boleh kongsi secebis nasihat untuk membantu Ali.
