Just got information:

- been told that Elmina Phase Valley Phase 2 will be launching soon after next Friday, 08.04.2016 to public
- been told 2-storey link homes sized between 20’ x 70’ and 20' x 80', with priced from RM600,676
- been told that 20x80 will be double-fronted
- been told build up 20x70 around 18++sf and 20x80 will be 2000sf
- been told end lot got 10ft extra land

where do u get the brochure? The SD website is meant for Phase 1...ermmm but may be the same...not sure on the layout..

Just back from the sales gallery..so sad..can say half of the total units sold to staff and prime member only within one day..until next week, units available for public expected to be lesser..

Another note, all end lot sold out..corner left 3 units..corner price at 1mill and 1.1mill

Yes sir..as of 630pm..tomorrow expected some of SD staff and prime member will be looking and booking more units..No idea to expect how many units left for public..this ia like pisang goreng panas..

Sadly to inform that as of 5pm today, about 49 units left for type A intermediate..11 units type A corner..no end lot available for type A anymore

About 40 units left for type B intermediate, location wise mainly towards the end of the EV 2...corner got another 3 units, end lot got another 3 units left..

Type A almost sold out especially strategic location nearby the big lake..

All the best to public for another week to go..

Yes..i think by today, almost 75% sold out..mostly left Type B towards the end (double frontage, dual key concept) left to public i guess

Yup..i think mainly due to build-up size....Type A is 20x70...Type B 20x80

Original S&P Price is 645,888.

2 option:
Option 1: 7% Bumi Discount, then Loan 90% from 645,888 is 581,299. You have to pay 3% downpayment. Pro for this is less RPGT if you intend to do investment and less cash to pay the downpayment.

Option 2: 7% Bumi Discount, then the new S&P Price will be 600,675. You have to pay 10% downpayment which is 60,067 cash. But your loan amount will be lesser 540,607. Cons for this is RPGT will be higher if you want to do investment. But loan lesser by 40K between option and option 2.

Option 1 good for investment and less cash. But loan slightly higher.
Option 2 good for own stay and less loan. But cash is higher

Option 1 is good for investment as RPGT lesser..let say ur S&P price is 645k and ur selling price later is 700k, then rpgt is 50kx30%=15k

If option 2, rpgt is 700k minus 600k...then 100kx30%=30k

Nope..u will give an option to choose original s&p price or s&p price after 7% discount..if u not give an option, u can ask for it..mine was offered this option..

Loan amount nothing to do with RPGT..RPGT is against s&p price

For bumi it is either maintain ori s&p or new s&p after 7% discount..depending for own stay, investment or cash..

For me, i will go for 2nd option...RM600K in hand can do a lot of things instead...

But if Ali is quite old which is cant go for 20 years housing loan, then better dump into property for RM1.2 million house...

But for me, although i am at 40 years old, i will still hold this RM600K....

If im not mistaken SD will still maintain the price per sqft..Elmina west price per sqft now is around RM345...

If EV3 launch, the buildup will be bigger, estimated intermediate buildup will be 2,200x345=759K..

In my opinion, the price is not increase just because they want to increase the price...but it is because the buildup size is bigger..hopefully price per sqft also wont increase..
