About the loan. I have got mine approved form CIMB, MBB and RHB. Currently only RHB can offer attractive interest rate , BLR-2.45%. There was quite a delay from RHB but it's understandable as they obtained the EF after CIMB and MBB. PBB is not a wise choice I would say. They were the earliest to take all the documents and until today no proper respond. Take note to inform your banker not to include the lawyers fee into the loan as they might just do as they did for me. And you have to go through appeal process. But no biggie.

The SnP signing will begin in June according to the Khairunisa & Co.

A small issue that I observe during my visit. The road which heads to the MR2 have to pass through the school. Checked with SA and no other alternative road in. Meaning to say, the area will b a little congested during before and after school.

The land is strata titled. Meaning to say, any renovation that you wish to do should have approval from the joint management. It contradict with what the lawyer told me earlier. According to them, the renovation is prohibited prior to the conversion of the master title to strata. Renovation is allowed after. Need to check on this matter. Anyone have info on it??

Type A1 units all fully sold. I recommended one of the corner lot unit ( A1) to my friend, both available when you posted it couple days ago, and it gone now before I back to KL to bring him there.

Generally, what the lawyer told you was correct. And welcome back TS.

This is currently Master Title land which is going to sub-divide into Strata Title in the future. The renovation of externally is prohibited as long as the prop is Master Title and internally, still needs to submit the application and gets approval from management or JMB, so owner would knows what to reno and what's not.

Meanwhile, the content of DMC is very crucial as this is Stratified Properties and this is Gated and Guarded of 470 units of Alpine, not 100 units which is easier to manage. The external renovation upon Strata Title issued, was depends to the contents of DMC signed coupled with the Management / JMB decision orders of what should and what's strictly not.

I have no issue of minor renovation for the Alpine externally, such as car porch, it tiles, door, although I think better's not as typical Malaysian thinking is, that owner did, he did. If facade changes, I would be strictly not seconded it.

If there is anything prevent me to sign S&P later on, it would be the DMC relevant matters. Honestly, I buy this MR2 because of Strata Title and Gated & Guarded with it's price, although I am not buying it for own stay. Maybe, resort home, lol?

Great sharing on the master plan, I think this is not fully out yet, right?

Let's look at those Clusters.

Was told the C1 32x65, honestly I think this size not bad although it is not 70 length. It means that the house foot print should be 22x45 with 10 feets corner width and 20' feet at the car porch ( if not 22' ft ). Generated at least 2200-2400 sq ft built up, and if the price at RM 650k before discount, it could be a good buy for own stay. ( I using the size against Alpine's corner lots as benchmark, I think both house internal size is same at 22x60 )

If we see-ing the master plan carefully, it's a bit weird for the 2 rows of C2a ( 32x75 ) facing each other but, the back of both units was Type C2 ( 32x65 ), which is different size and should be, facade or layout. Maybe, the layout is same.

Interested to see the price soon and how an impact of clusters can perform under strata status.

FYI, Rawang is part of Klang valley.
Sungai Buluh, Selayang and Rawang are all under Gombak District.

Not sure. It is depend on how u define it.
U can google the definition. Some said cyberjaya is also considered Klang valley.

I think depends lo.

For me, I do consider Kampung Kuang, Rawang as part of KV. Paya Jalas I not sure but as I know this kampung nearer to Sg. Buloh and if it's bearing anything with Sg. Buloh title district or address, why not it consider as part of KV since Sg. Buloh and Rawang is definitely part of KV? It didn't excluded all those ulu kampungs and Kampung Baru Melayu beside Jalan Ampang is also kampung place within modern city.

based on the official figures by INSPEC, the urbanisation rate of Selangor is as high as 90% as at year 2010. So I believe the above mentioned areas are considered KLV.
