Hahahahha. I'm just rather interested in finding if M residence 2 is indeed a worthy investment. M residence 1 was freehold. This is the opposite.

It is good for own stay also, cheapest new landed guarded and gated in Klang Vallet.

Hi cheah- yes u are right on that. However having a property which is leasehold is not really advisable unless we have no option. I may not live till 99 yrs old but assuming I intend to sell the property when the remaining tenure is 50yrs,there may not be many buyers wanting to purchase the property as extension will be needed in future-that too by paying a premium to the state.

you think those bought the tropicana gardens leasehold at average phase 1 850psf phase2 1100psf got no option?

i`m comparing solely on leasehold issue since you brought up, dont mention location or mrt etc.

u worry cannot sell when the tenure left 50 years?
so u are worry on the things that happened after 49 years from now? very forward thinking.

there are some leasehold property in PJ old town left less than 30 years, and the renewal of title is allowable subject to some premium paid to the land owner, i.e. state government.

It is not that the state will demolish your house, and your grand children need to sleep on the street.

Acacia Park is not a close competitor in my opinion as

1) it is 18' width, need to very creative on placing the furniture arrangement. There is no living space on the upper floor, so you go up and straight away see the doors of 3 rooms plus the shared toilet. I have visited the showroom to conclude that.

2) the car porch can only park 1 car due to the 18' width, you may squeeze in 2 kancil side by side but then you can't open the car's door.

2) MR2 is a proper GnG with strata title, with natural lake, and migaratory birds (for now).

the above are my observations.

there are two different products, arcacia park and MR2. depends on what you are looking for at this stage of your life and what you can do with your life.

mr2 is proper gng with strata title, with own clubhouse, pocket garden and nearby lake. the house is smaller but sufficient as starter families. however its a small boutique development, your daily routine shopping will have to rely on other development outside mr2.

Arcacia park, imo is one grade lower than mr2. Nothing wrong with that,,,its all depends on your wants and needs. but execution wise, i dont look up on low yat having seen their garden heights. the whole concept and building method are pretty much stuck in the 80's. although the township is huge and potentially good, but they didnt excecute it well enough.

since you already have intention to "flip" in the future... just look for freehold landed then... and prepare to pay premium price for it.. if there is another 20x65 NEW freehold DSL G&G... around 500k... i would buy. common sense la... no question asked. wink.gif

You are really confused...and think too long. Do u noticed that leasehold properties in certain areas have doubled the price over the last 5 years?

Relax bros... there is no perfect house in this world. everything has pay and gain.. You want security, u need bare with alot restrictions & rules.. you want facilities, you need to pay. You don't want to pay, then you will see people abuse the township, and everything "eat yourself".

just like some people ok to go Government hospital, some people prefer Private hospital.. everyone has own choice. Don't deny others decision if yours is different.. This is a diversified society, and diversified is beautiful

acacia is individual title. its not allowed full G&G. although their sales mentioned G&G, but its actually F&G. cctv is allowed in both individual and strata titles. In fact I think MR1 should propose to have CCTV as well.
