Yeah, it's hard to imagine clearing the houses. But they are squatters, and the land got commercial value that is growing.

Look at what happened in Jalan Kiara 3 over the years, massive clearing of squatter houses. It can be done.

i am quite concern with the road. it seems like there is no plan for widening. if u see those cleared away squatters land. they build houses/condos on it without the plan to expand the road. and the accessibility to mont kiara is clogged at garden international. if they don't do anything about accessibility into mk, the appreciation will be extremely low. imagine that mk is now oversupply. wat more the new development that have poor accessibility?

Jalan Kiara 3 won't be widened, I was also mistaken. The alignment for widened road is Jalan Segambut connecting to Jalan Kiara 4 with junction to Jalan Duta Kiara.


The budget for continuing Jalan Segambut upgrade was reported in Jan 2014, hope the money don't disappear tongue.gif

very interested & curious about what is the road and if these will really ease the segambut bottleneck or not.... @@ if traffic is smooth, segambut property price can have a blast immediately.

I just went to visit Anjali North Kiara a second time today as the MK22 residence i was considering was way over my budget.

I'll first tell you what I like about it :
1.) Dual Key access for the 1788sqfeet unit ( Have plans in my mind at what I want to do with it, get creative and the space can really be attractive.
2.) Private Lobby Area.
3.) High ceiling ( 11 Feet )
4.) 7+3 Promotion with free kitchen fittings/ water heaters/4 Aircons ( Pretty standard but good to have) Oh and a free fridge as well.
5.) RM550/Sqfeet for a "Luxury condo" with 3 layer security which is considered affordable. Hope over into Mont Kiara which is 5 minutes away and you will be looking at RM720-RM800/Sqfeet.

What I don't Like :
1) OMG when I first visited the place I was like, Why so many indon bangla and squatters, it was a TURN OFF.
2) 2 Old Condo/apartment right beside. Might be blocking the view if you take floors 15 and below.
3) School right beside which cause traffic jams in the morning.
4) Developer is relatively new with a few projects under their belt ( But hey, everyone starts small )

After having a chat with the sales executive, apparently they are improving the access into Anjali, and that Duke 2 will be ready around 2016 ish which would be greatly improve accessibility into the condo. Driving around that area shows that development is slowly creeping to that area, with Kiara 3 only a stones throw away ( however they will not be widening the road towards that direction as that is under Mont Kiara's developement) To be positive, I would say they might be widening the road in the as they would want to improve access into their own projects as well.

Conclusion : With Rm550/sqfeet and with future developments creeping nearer and access routes being built, I've decided to go ahead with a 1788sqfeet unit. Fingers crossed when its completed in 2017, More development would take place in the surrounding areas.

Hope my 2 cents helps people who are considering the project. BTW its 95% sold out for block C already, and with every new block its a 3% increase in selling price.

1788sf is good size. Actually it's 5 air-cons total, living and dining area got 2 units, the 2 bedrooms and the suite got 1 unit each.

On DBKL plan, the upgraded Jln Segambut connects with Jalan Kiara 3 & 4. Also there's plan for Jln Kiara 4 to connect with Jln Duta Kiara. UEM Sunrise will likely make this plan happen because they build much of Jln Kiara 4 for Residensi22, lot 1887 & lot 13753 projects.

When these road upgrades complete, your drive to Solaris MK, 1MK mall, Publika should be a few minutes only and definitely shorter than now.

Squatters beside SMK Segambut Jaya is becoming very valuable as it's next to a future intersection of Jalan Lang Emas and Jalan Segambut. Already 550m away on Jalan Lang Emas is a big future UOA commercial project, while on Jalan Segambut 1km away is a major project by FCW Holdings Bhd next to Segambut KTM station. This land won't be wasted on squatters for long and with mostly foreigners, i think compensation to chase them out also no problem.

Saving grace for Prima Tiara is that it's majority Chinese and with educated new gen owners too. They know importance of upkeeping to grow property value. But I believe as you enter Anjali's main entrance, the very tall (36-stys), modern looking Scenaria towers, our Anjali Towers A & B and our multi-storey tall Tree House Link Bridge, should dominate the view. If that's not enough, we can plant strategically located trees to beautify the view even further, lots of green space allocated around the Clubhouse. biggrin.gif

@RenuPlus: Thanks !Planning to be for own stay for now as I will be moving to KL in the near future. Definitely not for renting as there are so many surplus units in Mont Kiara . Wouldn't get a fair price per Sq feet anyway.

@A.B.D: Thanks For the info. The planned road upgrades would be very welcoming news indeed. I share that same thoughts that the squatters would go sooner or later to make way for development. Hopefully the demand in mont kiara slowly picks up again and spills over to North Kiara smile.gif

if not mistaken, around RM5k to above 10k discount for units with obstructed views due to facing low rise villa and other developments or units located next to break tank room or unit numbers which are not so nice.

it's best to verify at the sales gallery, just visit, no obligation, very helpful staff and also bank reps there if you want to enquire about loans...

The stickers on sales chart come on and off quite frequently partly because people easily pay 5k booking by credit card and get full refund if loan application rejected by 2 banks. Also they have a 24hr holding system which locks units while a potential customer considers the purchase.

If interested in 1300sf units, better just give your contact and they'll call when a unit becomes available.
