Wow!...

look like this guy is good.

I just did what he said last week " If you buy a ready-built matured property which is way below the brand-new high priced property nearby, you have almost certainly made money."

copy from pai book?

So it doesn't mean that as long as you can afford it, its okay to buy... lol... I think he needs to be clear that, price is on psf price... noticed some even based psf on built-up for landed props... lol... seems like the land (i.e. location) is no longer the selling point but the structure... who are they trying to fool... lol...

1st time? you looking in the mirror when talking? lol!!! Unfortunately this is not the low end 100K to 200K that is within your budget else I will sure let you know... its more of the above 1m category. Yes god is very very fair, those who are greedy will have their fair share at the end of the day... anyone or people you know that fit the category??? lol!!!

To answer cranx; no, not going in for the kill yet... wait la, be patient, cash is ready, why rush? chill and relax cos looks like the longer I can hold the more I can make straight away!!! and you're right, the secondary market for >1m props very very quiet, another reason why i'm confident and I'll wait a while longer... if not there'll be other fish its not like the end of the world... relax..

You know market is down when you do your own homework, go speak to your property agents, bankers, etc and you'll have a good feeling that things are only going to get worst... and now that GE is out of the way, where's the hype gone to? wheres the demand gone to? Commercial retail units not doing great as well... so wheres the domestic consumption going to come from? LMFAO!!! its all nice and good... lol...

I like someone to share here that he bought a cheap stuff, cheaper than current market value or cheaper than launch price, that's why need u to share when u get one.
If market really drop and plenty of cheap stuff out there, do u think the down camp won't come back to show me since we bully u and members since 2010?
So far I can see many down camp are keep hiding, some start buying from developer and also subsales in subang jaya!!

Don't think the up-camp need people to come here to share their cheap/ expensive buys to know whether market is down or up... I'm sure they'll know whats happening on the ground with their own networks/ acquaintances . Really many from down camp, I only read like 2... lmfao!!! Anyway, when times are good you seldom see desperate sellers, when times are bad you see a lot of desperate sellers, so what happens in the transition (in between)? You figure it out.

Whether down-camp come and share with you since you bully them, I don't know. I just know that I want the best deal, I'm in no rush and I'm ready... that's most important. I'm sure with your resource and your latest action to offload your low-end props to prepare funds is already hinting at something... care to share? lol!!!

Price drop currently? I don't see it or yet to see it, thats why need your help to share when get one!
If someone offload one or few properties from his portfolio, meaning market going to drop or crisis coming! Well! I think the market been drop since few years ago bcos everyday have people buy and sell.

Questions to ask:
1. How many are consistently reducing their asking prices on the same property?
2. Are these asking prices below market (the real market and not just some number plucked from the sky)?

Of course everyday people offload their properties and this doesn't mean the market is dropping but you have to look behind the scenes... And there's a reason you don't see it yet, but you figure it our yourself... a little hint is "then and now"... but we're getting there slowly but surely, only way to stop it is to increase the interest rate gradually to allow for the market to work out a correction by itself. My opinion la... ok ok enough sharing.

So anyone bought and sold a property in the past year? how much net profit made????

Faster buy guys, DDD or BBB camp. GST is going to implement after UMNO's AGM.

Price of all property will shoot up at least 7% ! Don't talk about world economy, malaysia economy, interest rates, RPGT, stock market or whatever. This is the chance of a life time. Catch it while you still can !

GST proposed is 4% confirmed. But the stupid minister now say it is 7%.

Being a businessmen, they will take advantage and increase their prices too. Just like sugar increase by RM0.20/kg, a cup of teh tarik increase by RM0.10.

So even at 4% GST, the final price of building material will be an unknown.

Have you bought any recently ? Take advantage and commit some units in this 1-2 months. Sure make money. We are not talking about long term economy fundamentals now. Not talking about USA/Euro economy, fiat money, QE infinity etc now. We are talking about the 1 off chance of a life time for the next 2-4 months

If you are in business, then go stock up now ! Traders and manufacturers are already starting to stock up their inventories. Since you are in legal profession, nothing much you can do. But you can buy properties ! thumbup.gif

You can increase your price 100% also if you want.

Can't afford is can't afford lo. Especially if people salary do not increase 7%.

Ok....but whatever you want to buy, don't buy cars now. Cars sales tax is currently 10%. With GST, it will be 4%. Or at most 7% as said by the stupid minister laugh.gif

Trust me that if you talk about properties, it will not be affected by GST.

GST is hot button issue - and population especially urban is especially sensitive to rising prop price. You think gahmen is so stupid to chop their own neck by putting GST on big ticket item like prop? RM500,000 prop, GST = 35k. That's a lot yo.

Opposition can get people on the streets easily if that's the case.

Buying if you think the fundamentals is good is one thing. Buying to gamble for props on GST is a whole different story.
