10M, monthly mortgage service will be in the region of 50K-60K just on servicing bank loan.

That means monthly revenue the shop will need to generate is easily 200K/month just to only break even (assuming margin of 30% ex-rental).

Means you roughly need sales of RM7K each and every day, rain or shine, weekend, weekday or public holiday, just to cover your costs.

Sounds like a great idea....not really.

I would love to learn what kind of business that could give me this kind of revenue.

I was queuing at Chatime before and they definitely take more than one minute to serve one customer and each customer would probably place an order of only RM5.90 each. Perhaps some customers place more order but to be able to get this kind of revenue consistently throughout a day definitely need a different kind of business model.

Yeah, and we should not expect anything less from a profit making enterprise. Perhaps it is because of this drive, DPC is a success.

I thought they are building on the success of Waterfront. Bearing in mind, before DPC, Samling has no township experience also.

Chatime occupy usually one whole ground floor area.

Even for SS2 or KD, rental for ground floor max also RM20-23K per month. You still need your remaining 3 floors to make up shortfall of RM25-28K just to break even with 0% yield.

Suspect the buyers are those who have made a ton from following Samling or they are so rich, don't know where to spread their dough so might as well dump into these. Having said that, DPC has been setting the benchmark for their homes coz of their innovative concept. Mind you, the calcs is only based on the unit which costs 10m. What about the one which is going to be the Mother of all Shop lot ie 20m? Maybe got to invite guys like Andy Lau to perform once a week...respect notworthy.gif

Doubt our retailer market able to pay rental so high, end of the day pay rental = work for landlord with low profit.

Unless special scheme or support by landlord, no doubt area is nice but must come with complementary then able to pull retailer in.

2 cent opinion.
