Why not since nothing is less than 1k sf. Entry price is rm540k for 1116 sf at level 6.

On the way to midfields after passing nirvana, petronas n that huge 63 building. Soon after turning left n u'll see it on 1st floor of a bank. quite conspicuous. u won't miss it. Btw, they close on sunday.

The office is new , just recent setup I guess. Im staying around their office. Wonder where is their office before this.

Also did some research on their developer. Like 4 Sdn Bhd ... dont know which one is the one ... can someone can help to clarify on this?

I don't think you can find a lot of information online about this developer. this is their first residential development, last time they are doing development for hotels.

I abit kiasi so I did a search on the company before booking. Apparently this is a family business and run by a lose knit family members. Directors all same sur names.

I spoke to few of them during the booking day la, I asked them whether this is their first residential project, they said yes. And I asked why their method of doing their launching is so different, apparently they told me they are very conservative one, chinese method lol. They don't allow speculators and agents to book wor. I dunno how true it is la, this is what I am being told.

I heard they have got few upcoming projects soon, so I am assuming considering they are new, they would not want their name to be tainted with bad reviews la from this project. So trying to avoid speculators.

I also asked about which comapny will be responsible for the architecture, design and landscaping. They said a few comapny's name. So I balik googled, betul betul those companies existed in their respective areas wor.

My instinct told me this developer should be alright la. Just my opinion okay!

Erm i dont think i am so pro until can say for sure about the selling point. But for me, i buy becuz of the location and it is freehold. Further, the park is big, can bring my children jalan jalan exercise next time. shopping also nearby. Most of the condos there along jalan sri sentosa are leasehold prop, and all the condo prices along OKR is so much higher.

In terms of developer, i think they will try to give a very good and strong impression to the public through this project if they want to gain good sales for their next projects. But like i said, i might be wrong biggrin.gif

I am a bit cautious, as it is basically the most expensive condo in that area. The road leading to it is essentially filled with medium lower residential area.

Right after Riverville's junction (the Petronas station), the vibe that the neighbourhood gives is something along the lines of Kg Kerinchi. Am having a bit of a hard time to decide.

I'll be cautious since this place is notorious for high crime rate. If investing, rent it out for few years and hopefully there's further development to improve surrounding areas.

You're right on the high crime rate. That's the major deterrent for me to put my deposit down.

The other is the surrounding area. There is no way it can be improved to be honest. There are pockets of undeveloped land around, but residential units such as Avant Court, Avenue Court, Sentosa Court, etc... cannot be removed. They have been there for at least 15 years. With limited area to develop, I don't know if that area will ever change its image / vibe.

Ask yourself if it's worth the risk? Take into consideration your love ones especially if you are married with kids. If cons outweigh pros, please look else where.

What u pay is what u gonna get.

Parents normally avoid dangerous neighborhood and you already can see the kids grow up under what kind of influence from this area. If really like it and no other choice, then have to be extra alert and bcareful all the time, pray everyday before go out and before go to bed.

Anyway, good neighborhood no longer safe what more to say abt that area.
