crime happens everywhere in Malaysia,especially in Klang Valley what with the high cost of living and the sheer number of people living here.doesn't matter whether you're staying in Bangsar or Klang,you're still gonna make sure you locked all your doors and windows before you go to sleep,look around carefully when you are entering/exiting your car,practice good parenting skills while making sure your kids dont hang out with the wrong crowd right? etc etc....

Anyway,not to say that the high crime rate around the area is not a factor in making a decision but..taking into account the pros and cons i have in my mind :

Pros:
-Freehold
-Close proximity to KL/PJ(midvalley,scott garden,pj old town,banks you name it)
-Residential title
-Proposed greeneries,riverfront and all that

Cons:
-high crime rate around the area
-relatively unknown developer in the condo-building business
-high tension cable in front of Sentosa Court

i would believe that at an average of RM500 psf,as compared to the more expensive developments along OKR,this is a good buy.

if really feel the place is unsafe try look mutiara 2, is cost rm 550 per sqf.

Seems like same argument repeated again. In 2010, 1120 PA was launched n many ppl said the same thing. Unsafe surrounding n infamous developer. But now. Each buyer earn at least 100k profit.. Even after rgpt 30%.

True true.

Location is one thing. But pricing and affordability is the definite answer.

Suriamas Sunway also located at one of the most crime rate location in Bdr Sunway next to Ridzuan and Mentari Court, yet, the rental rate and appreciation value is so great over the years until i couldnt believe.

I stay here more than 10 years have never have problem.

looks like those commenting about the area are the same bunch who missed out on good deals...

True. But 1120 PA is in a better vicinity. The area surrounding it is much more organized and gives a better vibe. You can clearly see the difference between the shops near 1120 PA and Riverville.

I guess unsafe surrounding and a property with high potential returns are two seperate things. I would invest in Sunway Mentari Court at any given day since it gives good returns, but that doesn't necessary mean its a good place to stay in, or at least, in my context, as a Malaysian. For foreigners of a certain race or religion, it's the ideal to call home.

Posted this sometime last month and I'll just re-post it here for the benefit of others.


This area is ultra notorious for crime and being a nest for drug addicts....and lot's of it, due to the shabby surroundings. Lots of low cost houses in this area.

The latest snatch thief case was a fatal one, about a month ago.

I had a close friend who had his car broken into. No major loss, except for a coin bag and also his Smart Tag, but the trouble to fix his window was painstaking. And it was just a Myvi, parked along the MAIN ROAD.

Regardless of the affordability of this development, I would strongly urge anyone interested to thinking about it over and over again. Rather go for Tiara Mutiara, along main road and rumoured to be RM500+ psf.

You really don't want to risk your life and worry about your safety every night you come back.

security is a non issue for those who r:

buying for investment. they r not likely to live there

presently living nearby but wish to upgrade to better environment n facilities. this group of buyers r already vulnerable to such potential risk anyway. so dun make any difference to them.

presently living nearby n buying for the next generation. they would want their married children, grand children, siblings, etc. to be as close to them as possible

bravehearts from outside of batu 6 1/1 jln kelang lama, tmn sri sentosa, sri manja, petaling utama, kanagapuram or PJS 1/2/3 who see an opportunity in a difficulty. (i see a difficulty in an opportunity in the case of sunway geo after failing to secure a sub 1k sf unit in block A).

so it goes without saying that this n future projects in this locality aren't meant for everyone especially the faint hearted n non risk takers. but then again, where else can one find a f/h property that's under 500 bucks psf carrying the 'preferred' KL address? i overheard that they plan to match G Residence in quality n finishing.

so is it the best bang for the bucks? at a tad rm500 psf i would still consider it to be slightly overpriced without DIBS, freebies n providing only 1 carpak for the 2 smaller of the 4 >1000 sf types. it could have been cheaper if not for DBKL scaling down the total units by a whopping 200 units.

compared to other developers, the booking sum is a paltry rm5k only. those who booked have 3 - 4 months to consider whether to proceed or not in signing the SPA or else get full refund provided that they can prove that they r unable to get their application for loan approved.

r 473 units enuf to quench the thirst of these groups of buyer? from the sales chart, definitely not.

If I am correct, the projects they had completed or still running are industrial project located in Balakong.
Heard about this project last year, and finally they "launched" now. rclxms.gif

Hotel? In fact my ex-company sold their projects, also never heard of they involve in hotel constructions. biggrin.gif

So summary from yesterday visit to their sales office above Public Bank Sungai Besi:-

5k booking, 5k upon sign SPA March 2014.
Rebate 8%.
Free legal fee for SPA & Loan, exclude stamping fee & disbursement.
NO DIBS.
1100 & 1200sf only 1 car park. Additional car park at RM28k.
Expected completion in 2017.
Lowest price RM580k before rebate.
Riverville took up 4 acre land out of 12 acre. Land beside is future development but yet to confirm what kind of development.
Maintenance fee expected RM0.20 - RM0.22.
Basic unit.

Since they have never been in residential projects, so hard to "foresee" this very first baby of them. drool.gif
