if the price less than rm 500 than bbb, rm500 to RM 600 think twice (see want they free), RM 600 above don;t bother. register not mean want to buy.

if the price rm 550 psf than is not a good deal. Of course if RM 550 got free SnP, free legal fee for loan, free furnish like kitchen cabinet, washing machine, dryer, air cond, and more. Then only consider good deal.

u r rite. Coz i'm the resident of that village last time ago. The land onwer sold his land to the developer and force us to move out past fw yr. If not, we won't move away from that land mad.gif mad.gif

btw, the location is quite nice to go sunway,pj or MV. Early morning peak period is totally jam if u move out from sri manja. There has some drug dealer doing business in my village last time but they won't hurt us if we don't disturbing them. I can confirm to tell you that area is indian gang now, once u knock down indian guy around thr. u hv to quickly go police station to report, DONT STAY THR!!!! thumbup.gif

I went there today. The area is surrounded by low cost apartments & flats. Looks very run down and feels rather unsafe. It has the same feeling as Kg Kerinchi.

But there are a few medium cost apartments / condos there, such as Avenue Court, Sentosa Court, etc... And there's another one called 1120 Park Avenue about 500m away from Riverville. Comparing with 1120 Park Avenue, at 525 psf, it seems a bit over priced to me. The 1120 looks damn nice from the outside, and given the unknown status of the developer, I'm really thinking twice about Riverville.

Anyone knows more about the history of Alzac Viva?

1120 looks nice only. When you stay inside then you will know what is really going on.

For this area, super convenience, walkable to wet market and various shop, bus and taxi are very frequent.

Road access also better than 1120.

i was say a good buy for own stay.

p/s: im not agent but stay here over 10 years.

Net prices (after 10% discount) start from rm490 psf for 1116 sf n 1210 sf
while rm480 for those 1304 sf n 1400 sf.

Maint chgs + sf = 22 sen

Total units for 2 blocks =473 unit sitting on 4.73 acres
the whole developmemt area is > 9 acres

Though the invitation is a simple n dull affair in the absence of even a scaled down model n not to mention a show unit, I opine that the concept is far more convincing than its neighbouring pa1120. But obviously not in the class of petalz located just a mile away.

The av price is considered high for an almost unknown developer but what makes up is its lower density n promises of lush greeneries along its 300m long riverbank.

The main worries on the minds of aspiring purchasers are definately the htc n security as the vicinity is known for petty crime n drug pedaling.

later phase of the development may see commercial activities that hopefully include banks.
