Even an existing customer also not being served and had to sendiri grab a brochure during their EKC hotel launching.....
In addition, l have to "kidnap" a SA for a short while for details

How was the sale there? How many % booked?

Around hundred over units sold. The loan banker told me.

This project is just selling a concept with 80storey office and shopping mall.
However no one knows if they will change their concept in future especially in the economy crisis.
Look at their maiden project Ecocheras, the project plan has been changed a few times, retail lot to shopping mall, residential condo to hotel, not for sales hotel but open for sales later...

The price damn crazy

Today I went to sale office & check the pricing

The range of selling price whereby facing KLCC & KL River City Direction, around RM 800 ~ RM 860 psf after 5% rebate, also come with partial furnishings of 3/4 air-cond, kitchen cabinet with hob & hoop

For those 1000 sq ft & below only provided 1 car park lot, only above 100 sq ft only can provide 2 car park lot

I was wondering how to appreciate the value in 5 years down the road, so the SA told me that this area will be coming tourism place like KLCC centre & very potential for future earnings

I was also curious to think based on the surrounding existing amenities & building, how tough to revamp this area along the KL River

I still can recall Binastra Group also launched the Luxury Condo 4th quarter of last year, called The Reach @ Titiwangsa, started the price about RM 530 psf. At that time most purchaser also feel a bit high side of pricing but almost sold out as per today

So I further check again surrounding pricing of this area, even though until close to Wangsa Maju side, I also can't convince myself to commit this so call " Future City of Tourism" project

Above RM800 is definitely new record price as initial I heard price range is RM700/sqf..

Wise words bro.. why would some1 wana live in this area with many low cost across the 'river of life'.. this area suitable for 650psf product! Can anyone share the target tenants over here for Rm4psf type rental?

Very apt description n analysis of the project..
Tourism talk jus shows no one wana stay here n wana target tourists which will NEVER get to find this apartment/be interested to stay here.. This is not a tourist area n no lrt.. how anyone wana manage daily rental here??

Surrounding area still messy like many parts of the city outside klcc n bukit bintang (half of it).. 7km to klcc is not near & better buy sentul with MRT!

In fact, facing the main road, the selling price different about RM 20k, so the advertisement pricing actual is the minimum level floor with 825 sq ft after rebate selling price. This is so called marketing gimmick

The sale chart I seen only most of them have pasted the sticker at KLCC View & River View, but I really is it real sale or not

Seem like you have bad experience for this developer since this is 2nd project in Klang Valley

But you are right, definitely a bit tough for rental income, unless most of the borrower just borrow bank loan by 50% ~ 60% margin then I think rental shall be cover the monthly instalment

if the mall and river side is develop well, it will attract some people visit this place. the ekovest and mrcb already get fund for goverment to do this river project. The mall and up grade sure is one of the attraction in kl. The price up to rm800 per sf is selling the whole package include the mall and the river. i 'm not sure this condo worth to get a price tag for rm800 per sf or not? But the ytl caper near this area already reach this price tag.

But for me to see,this river and mall project sure enhance the property price around this area in future. may be 5 to 6years time.

i would say, by the time our dear river is cleaned up, maybe I'm not around to see it. this is a long term investment... too long. opportunity cost too big. risk also too big tongue.gif but i made myself clear on that i believe
