35 stations over 56km would imply an average distance of 1.6km per station.....

Pics taken at showunit that was based on their dual-concept unit .. approx 1,500 sf.  Mainly pics from the main unit.  Could not take a good shot of the separate unit that came with toilet and mini mini pantry area cos lack of space wink.gif    Believe it splits to approx 250sf++ and 1,200sf ++ (total making up the 1,500++ sf)

Judging by response here, doesn't seem like it's that great.

But I believe the promotion is: DIBS, 8% rebate, and free legal fees on SPA.

Price psf is ~RM 520-530 before rebate.

Anyone is the purchaser here? Can share the reason why are you buying VINA? I'm considering whether to take up a unit.

Well. I bought one. Reason? Couldn't really afford wotp for the same sqft. Thought of buying a landed with that money, but my gf and I travel for work a lot. When we do, only my mom will be in the house. I feel better leaving her alone in a condo than a 2 storey landed house esp considering her age.

Personally, even though I paid the booking fee, I haven't signed the SPA yet. Still deciding since the agent said it's refundable.

Having said that, I like the facilities and what they're planning to do with the landscaping. But I'm sure that the maintenance fee will go up after the first year. Just hoping the mgmt will be ok. Always a risk.

Thanks sojurn for your input. Was wondering why are you so sure the maintenance fee will go up after 1st year?
Is the price of VINA will increase after 3 to 5 years at such location? The future MRT doesn't really close to it.

Perhaps I shouldn't have said 'sure'. Just that the maintenance fee for the amount of facilities seems a bit on the low side. I also thought that most developers manage the condo for 3 years while Mitraland is only managing for 1 year. This makes me feel like they also feel that it might go up. Just my opinion/feeling.

Whether the price will go up, I do not know. I think that the price of VINA is sort of capped because of the low cost flats nearby. And I agree with you, the MRT isn't exactly that close.

And as for the seri taming houses. I think they have to wait until all the freehold houses there go past 1M first. It's a shame that they're leasehold, if not, sure fly...

Correction, the double story at taming jaya part of it is freehold and the other part is leasehold. (The one facing main road before the junction where u turn in to vina)

After visiting their showunit, I dont feel its a good buy. Impressive facilities & garden, etc yes but the unit itself, nothing to shout about. Moreover, after its split into the dual key concept, I dont find it spacious enough for my needs. And yes, worry abt the maintenance also cos Cheras is after all Cheras, not Mont Kiara.

Yes. I was impressed by the facilities that VINA offered especially the pool concept. The garden concept was nice but not sure Mitraland able to built according to concept or not. Will be sad if the end product happen to be like Setapak Green. No matter how still few the VINA psf price is a bit high for Cheras even after rebate.
