Those are small planes (twin propeller) and frequency aint that many.
Small airport - so it is not really noisy.

Though... i wouldn't argue the location of near to airport as added advantage as well- as it is small and for domestic.

As for Citta mall- it is a plus point- with potential. Personnally i like the it being a small none- crowded mall. It has some basic, limited ammenities, and few decent restaurant- though i doubt how much could it prosper. Such layout and tenants ( especially level 2 and 3) aint crowd puller. I like it and don't mind it to stay- though i have some concern if the prime tenants (Harvey norman, Chilis, Tony Romas) could sustain for long?

Would it be walking distant to Oasis Square? aiyah... Malaysia really lazy to walk. Hot weather, hot weather to be blame. And security/safety too with so many muggers

Actually depend on how you see it.

Let's make the worse assumption:-

You pay 10%.

RM88k downpayment.

Loan RM792000

Monthly repayment RM3850 for 30 years

Yield = RM2000 - RM3850 / RM3850 = -48% Yield for loan and 0% yield for your downpayment

Not yet include = insurance, maintenance, quit rent, renovation, fixing spoild stuff (leaking, tenant problem), assesment tax (around RM3k per year)

I agree that Citta Mall isn't too bad, as long the prime tenants and cinema stays. The connecting bridge is a big plus point for me personally.

Jus to highlight a point from I was informed, RM20k must be paid within 3 months from the construction agreement, can u imagine total of, let's say, 500 units opt for the furniture package then dev will laugh all the way to bank by earning the FD leh ...

Just to be more specific, it is within 3 months upon booking. So in essence it is actually shorter than 3 months after loan approval and etc.

Greeting to All daikor,

I brought a fren over to see the project yesterday.. he like it and book a unit too. 975sf, 2 seperate parking.. very nice.. see.. after all.. not all 2 parking lot are tandem..

Anyway, he still concern about the access of Ara Damansara, seem like only jalan lapangan terbang is the main access to Ara Damansara at the moment. FAS tunnel seem not a good traffic flow to Ara D. But I think there are more major project coming in.. Im sure there are any more traffic divertion to AD.

Have you guys heard of the up coming AD Mall? Is it by Brunsfield?

Supposed to be next to tesco AD but actual opening will only be confirm until the construction start

The tesco also talked about for a long time before it finally open

And it is one of the most quiet tesco

I guess the developer need to wait till the population is growing to certain figure then only kick in the project..

Hmm.. you sure about that? I'm pretty sure the units are all given tandem parking. Unless I'm the unlucky one.

I am sure some units are given 2 separate parking. The 975 unit i book ealier was given 2 non-tandem parking- at Lvl 1- which is very ideal ( compare to basement). It was unit 13-08- Block A.

You may consider to change- if that unit suits you (provided it is still available)

By the way... what do you guys things of Potpourri comparing to Ara Green? Both are with green concept, similar density, similar location? similar price? Of course, one LH, another FH
AraGreen was bundle with healthcare- not sure if that concept could be picked up and become major selling point. It is sure convienent, but as many Chinese belief.... it is not so good to be next to healthcare place. Near is good, but not at the same complex la. (and yes- there is different for healthcare center vs hospital- i am aware)

Just checked with SHC, separate parkings are only available for units on the higher floors. Lower floors are all tandem sad.gif
