I am one of the buyer for the 975sqf unit, I suppose the reason why i've chosen this size s because of the affordability even though I am aware that the bigger units are cheaper in terms of the per sqf size, and from my experiences, it is easier to get a tenant for rental later on for a smaller unit. Even though the differences of both units are not significant, but getting the 975sqf has already hit my maximum budget.  thumbup.gif

I think you got it wrong in both account:-
a) bigger unit if same rental will easy get tenant (if you don't care about yield)
b) 2 carpark also easier to get tenant.

I suppose I do care about the yield, even though the 975sqf unit might not even bring a superbly good one, but at least I can have some support for the monthly installment, and also, the unit that I bought is coming with 2 car parks in case you are not aware of it.  nod.gif

I'm not aware you got 2 carpark. Normally 1 carpark is bad idea for condo. I'm not sure why people even want to buy a condo with 1 carpark. LOL.

Actually the yield is not much different between 975 and 1200. Have you calculate it?

you haven't include factors such as maintenance charges, sinking fund, insurance, assessment, quit rent, etc.
*
After factor in become no yield but you get free house. Not bad right? rclxms.gif

For those who has also visited Twy showunit at Mont Kiara...how is this compared with that since both provide full furnishing?
*
I think buy both. Later can choose which to sell. Don't want to regret later.

errr.....please enlighten me, no yield but get free house?

I thought with 2k rental income, you need to fork out yourself another 2k for a 4k monthly installment (for a 800k mortgage) ?

where is the "free" come ?
*
Yield means more than your instalment bro. If 0 yield, means ngam2 cover instalment + maintenance. If negative yield, you need to pay certain part of the instalment. If -120% yield, means you didn't manage to rent it out and still need to pay all the maintenance fees etc.

freehold vs leasehold

mont kiara vs ara damansara

less facilities vs superb facilities

no mall vs citta mall

no lrt vs lrt
*
Sound like ara damansara better. But leasehold.

So this one, 880k with 2k rental how many percent yield?
*
Actually depend on how you see it.

Let's make the worse assumption:-

You pay 10%.

RM88k downpayment.

Loan RM792000

Monthly repayment RM3850 for 30 years

Yield = RM2000 - RM3850 / RM3850 = -48% Yield for loan and 0% yield for your downpayment

Not yet include = insurance, maintenance, quit rent, renovation, fixing spoild stuff (leaking, tenant problem), assesment tax (around RM3k per year)
