Hi Matthew,

I agreed with you on the staff benefit with discount and privilege. But how do we explain the 80-90% take up rate even on the first day launching? I have been an early bird to other property launches too. Can it be so fast selling?

For those who is in reading, please be an early bird during this launch. Early bird as in as early as the door is opened. And, please check the take up rate.

Yes, that is what I meant. If actual staff are buying, then I have no qualms about it. I sure would like to know and hope that those going on the first day which is on Friday will snap some photos and let us know how many stickers are already up there when they go in.

Fennel website not accessible. Divert to KLPAC. Changed the layout and prices again? from 1060 - 1200 - 1300 - 1500??

Just went to Fennel office this afternoon, staff told me floor ceiling only 9 feet, feel a bit low lah....

1200 sqft layout very weird. Think 1186 sqft is hot selling.

BTW, ceiling height is only 9ft and 1 car park which I think is too....

I think I look too highly on this project and I am wrong to estimate the price may launch at 750-800psf.

from the layout measurements, and some reference to Capers (both shares quite a number of similarities after all), it could be

6 unit / floor configuration:
3 x Type A Genting view (38.7m total length)
2 x Type B + 1 x Type C in the centre, KLCC view (44.85m total length)

OR

8 unit / floor configuration:
4 x Type A Genting view (51.6m total length)
2 x Type B + 2 x Type C in the center, KLCC view (57.4m total length)


If the configurations above turns out to be true, then in terms of sizing...i think it's more balanced now as there's no more "small" unit facing KLCC, so all the units can be priced more reasonably such that:

Type B unit, the largest unit, gets the best view KLCC of course
Type C unit, although a rather huge 2 room unit, gets KLCC view, hence justifies the premium
Type A unit, the most utilitarian unit, gets a less spectacular view, so kind of break even between being practical and getting less great view

Yea Type A should be sellin well as has 3 rooms.
Anyways all the masterbedroom are spacious!!! Which I love the most! Masterbedroom almost the same size as living room. So it's depends individual preference.

i think the void in the middle is for the elevator shaft..you can refer to type C in the Capers...

Lanai is a waste of space especially at sentul.

Developers' queuing or balloting system is not regulated and most of them do not subject to audit for fairness thus developers will not follow proper governance and there is absolutely no transparency. It is just their marketing gimmick. If project is good, not to mention 10% left, sometimes nothing left like Utropolis by Paramount where staff, Business Associates and friends of Senior Management, shareholders and directors have sapu all. If we do not have any connection, just hope that there are left overs for us to buy. Developers don't care. They just want to sell vmad.gif vmad.gif vmad.gif
