I doublt fEneel would be rental play prop... U shud be lucky if can get more than 5% ROI...

Hmmm not for rental not for cap appreciation - plus the area isnt the most desired by higher income groups (not meant in any offence). - whos the target?

what?? Booking fee or whatever the developer chooses to call it CANNOT be forfeited... period.

Many purchasers are not aware of this and so the developers
just dance around them...should this happen to you, write to the developer insisting that the deposit be refunded IN FULL and quote the following housing regulation which was extracted from a recent article in the Star paper.

The Housing Regulation 11(2) stated: “No housing developer shall collect any payment by whatever name called except as prescribed by the contract of sale”. (In this context’ contract of sale means the SPA)

Booking fees cannot be forfeited and developer may charge small amount being the admin fees.

What about a scenario where they refund you deposit yet keeping a small admin fee but 'small' is not really small? RM1000?

If booking fees is 30K then 1K is consider relatively small admin fees.
