This project sales not so good. Developer is not in top 20 list , Might be risky for the minority group booked it . No clear spec of the units so far in their sales office too,

as plan B in case the Silk Residence AP still not secured. Another 2 months is deadline.

Been spoken to a SA named Sam through tele, but im still blur with the exact location.

Hence need to go to their gallery for clearer picture. Then only go site to check got any negative draw backs

The location is tanming 2.5 storey there . From tun Hussein going to angerik , before reach the sekolah Hussein onn there is 90 degree corner . Just right hand side .

very big layout, starting from 1700ft2. If for own stay in future should be reasonable. But such big layout for rental in future will be slightly hard.

Not much facilities offer. no basket ball courts, no tennis courts, no sauna room, but such with basic swimming pool and gym. quite boring features.

Did not attracted me much during my viewing.

Price expected to goes up next year when they launched the Block B

I saw the layout at their office @ near toyota Mahkota Cheras.

Low density, around <300 psf. Good location, chinese areas.

Distance to future MRT I think is nearer than WOTP.

made in india or made in usa still a playground. We adult cant utilize it.

WOTP having bigger and smoother trunk road to nearest MRT station. Says 5 minutes top can reach there redi

No doubt this Casa Green quite near to MRT compare to WOTP, but travelling time will be much longer due to smaller trunk road and traffic congestion, says 10 to 15 minutes.

Casa Green is value buy, not much good condos with this pricing with this kind of space...buy for your use and not for speculation, investment is greatly encourage with upside in the next 3yrs ie upon completion...... at the sales office today and was informed by Ronald that the architect that they are engaging is the same one that Sunway is using for their projects....sales has been very very good the last 3days approx 78% sold for the bigger units...
Saw this chap, a foreigner booking 3units at once on Saturday, yest. Block B is definetly going to be expensive rolleyes.gif

we've just booked a casa green unit today after comparing wif WOTP rolleyes.gif

buying factors of

casa green
- side by side two parking lots (WOTP oso two parking lots but vertical parking)
- can connect through alam damai
- A/C compressor is not located near the corridor which will be less heaty for ppl walking at corridor
- around 350psf, after discount is around 320psf, quite attractive and such a big unit, good for family smile.gif

WOTP
- more plants and larger garden area (personally think all these facilities are reflected in the price, not extremely important)
- developer more reputable (important)

at least they taken my advise to revise the snp price higher so that can offer 10% rebate instead of 5% for easy owning scheme. Imagine have to fork a rm30k for 5% downpayment for signing snp last time. Good job and they are friendly than WOTP i should say. *Thumbs up*

is it better for the buyer??
since u said that its limited facilities, does it mean that the maintenance fee will be cheaper??
overall I still feel it should have included the DIBS
what do u think about the previous development project by Amber Homes?
quality wise, price appreciation and workmanship??
please do share your wisdom as I find this project is quite attractive and I am familiar with that area.

dr abu, we bought south view level 13A 1873 sqf, i think left only level 5 n below for that size tongue.gif how bout u?

Did you go the site to take a look? we did but there is road construction ongoing so can't really go in to get a closer look sad.gif

No need be so sensitive about the 5% or 10% rebate, its still work back the same priciple, if u loaded and wanna pay for the 5% to reduce the loan margin, why not can go ahead. At least the mgt did right thing to top up the rebate to attract more potential buyers. Its benefit to u too, more buyers secured, project can kick start early and no hiccup to project. Btw, higher floor become expensive, don just blame the rebate. Win win for u and developer.

Hmmm, nowaday any prop price launch below rm350psft will find it hard to provide any Dibs. Rule of thumb for Dibs is 4% of selling price. Workmanship is very subjective, its dependant on the main con background, capability, site team assigned and type of workers on site. Is a risk we all facing, indon workers very calculative. Bangla and mynmar workers damn cheap but workmanship like taik. Same as sunway, mahsing or ioi, doesnt means branded the product all will be very good.


Added on November 12, 2012, 8:12 pmBtw, when sales hit 60%, developer will raise the price. If 75% hit, price raise again. This is normal.

Hi Klowyatc, myself on 8th floor facing south too, did try to locate exact site but same same like you, entry was restricted.
Did try to go to the back of Seri Minang, but not too sure of the way....will try again....S/A tell me the actual site is right at the back of
Seri Minang...if you manage pls let me know.

north view abit hilly, might not able to see KL view if the unit is not high enough... very tall hill up north some where near the new Police HQ at Taman Bukit Cheras..
South view pretty flat... no obstruction..

What you will be getting you can refer to the brochures pg 8/8. you can download from their website.

The toilet in the showroom office will be something like the unit toilet design you be getting. They have some sample tiles which they will be using in the units for you to see.

AFAIK show unit wont be up since they are selling at 320psf only.
Basically you are getting only about 8.5% discount from SnP price.
Maintenance fee is rm300 per month since not much facilities they are providing.

When I left I think south view almost fully sold. 1795sqf left lvl 5 and 11. The 1873sqf left 1 or 2 choices only.

North view also left approximately 10-15 units total. Mostly leftover are the last block where you will be facing the sun from noon till sunsets.

Majority are booked by Chinese according to them, 1 unit are Indian and 4 units are Korean

Parking only confirm all at basement side by side. But exact which bay no confirmation.

Block A all open for sale. Four facing south and four facing north. Block B not open yet.

Actually I am first time buyer on property. Just think about time to do so before property price supercede my salary earnings lol. I am fine with lesser facility since not my priority. Less facility lesser maintenance fee. I am more keen on securities.

Hi, i was at the sales office today, sunday,,,a couple more units sold..., looks like sales is picking up..
Was also at their actual site , managed to see some clearing, as i was told by the project people at the sales

Went to the sales office yesterday and placed a deposit.
Around 80% of the units been booked
just left the lower level units(level 3,3A,5,7), middle level units(13A,15 & 17) & 2 penthouse (mostly north view)
i choose a unit 1873 sqf of Level 16,after rebate cost RM325psf
according to SA, show units will only be built when Tower B launched
hope its a good buy for family stay...

Hi Rodimusconvoy, ya, me too looking forward to the showhouse and my dream condo, but it looks like its going to be along wait maybe sometime in March 2013, . Firstly the access road is not ready but progressing well, and so many holidays approaching, so showroom dont think can be ready soon???

Pending maybe because they unable find Casa Green condo this project name. My banker had a hard time finding too as it is under another name according to them.

Pass the banker the developer number so they can direct liaise with them? That's what I did.

No showroom. Road to the site seems small and easily congest.
Interesting got jogging track, each house is corner units, and RM10K to book.

I went to their sales office today. Block A is 95% sold, left a few units only. Block B already open for sale, about 20% sold.

Block B is about 20K more expensive than Block A. To me, it is good for own stay but not for investment.

For those who are not familiar with Amber, they have a good track record in Cheras area.
Bought a unit of their Seri Puteri Condo, Cheras back in 2010 for about Rm 237k. About to complete coming July. However the asking price now is RM450k. Thats almost a 90% appreciation while still under construction smile.gif

Not so sure about the actual price.... should b start from around 670k for Block B....
Block A i think veli limited unit..... around 650k......
and i know tat the minimum 10k booking just for Block A......
Block B need to added few thousand because Block B increase 20k....
Just visit to the sales office and find out la.... biggrin.gif

peak hour jam like hell. also too many traffic lights. i am staying next area. developer has an ok track record for maintenance, but very poor record with delays in construction

I think it should be fine if go thru grand saga highway, less traffic lights.
Traffic jam should be fine also, as i'm stay in BMC. So no diffrents

If compare to bandar Mahkota Cheras and sg long , I think btho is much more better.... Staying at Bmc now, the traffic getting worst

Yeah I live in seri taming. Nx to us mitrland Vina is coming up. Luckily my working hours r flexible, phewww.

+1 could be store/maid room sometimes can even occupied a kids.

rental will be pretty hard because fees will be quite high..u need to rent out at least 2k++ to break even ur loan repayment amount.

resell value sure can shoot up to at least 800k and i can quite sure that it will be hard for sell...

in conclusion, but for own stay and dun buy because of you wan to sell it in the future

Which bank and what is the interest rate? And also, which SA was attending to you? I had this annoying lady SA that I felt was not honest in telling me which units are available and even told me that if I come back a week later, the price is different. Then called me up a few days later (mistaking me for someone else) and then told me price for Block A & B is the same as last week. Duh!

Actually quite strange for them to build the showroom so late at the time where first block is sold out and 2nd block is more than half sold.

finally have time to visit the show unit
like the living room, master bedroom and bedroom 2 but dislike the
ensuite in master bedroom (juz long but not wide enough)
other than that, bedroom 3 and study room, the space is a bit cramped
kitchen is a bit small, maybe need to design open plan kitchen layout
overall, my first impression of the viewing is 7 out of 10.

I feel this project can beat window on the park... The design more or less the same with WOTP...

But the price is pretty for CASA green... That why I'm one in the waiting list as well...

Unless you are the first one on the waiting list... coz too many ppl on that list... and the unit that you are getting might not be the one that you like..

If you look at the Vina project is even doh.gif .. Layout 1300sf, but same price with casa green of 1800sf...

Location wise, definitely casa green will be better. I have been staying in this area for 20yrs ++..

Anyway, it depends on your unit facing which side... If ur unit facing north with low floor, then it is really bad... It facing those papan semi d village... It is damn low standard...

however i think most buyers of Casa are for own stay since the open day i saw mostly are family.

Besides that, do u mind share with me about the Vino ?

Since you're a smart investor, may i know upon Vino completion, who u going to rent/sell to ?

Fight concept ? cant compare with WOTP

Fight Pricing ? cant compare with Casa

what i'm writing here is strictly looking at these 3 projects from an investor point of view. price point, expected product quality, unit built up, expected finishing, developer's reputation, density, condo facilities, greenery & landscaping, service charges, land size etc - on all these parameters, we can fairly say that the positioning is wotp (1), vina (2) and casa (3). in other words, vina is positioned right in the middle/average/centre between these 3 projects. agreed?

Everyone has own choices. Chill bro. Majority are looking for size below 1500sf now. And many new launches are already being targeted at those smaller builtups for more affordable pricing and reasonable maintenance charges.

Previously we stayed at apartment with built-up around 1000sqft. Since the kids are born the house looks very small. Current Casa unit is ideal for family with kids and parents. biggrin.gif

yea i agree..

if lets say not practical i feel those 500 sqf soho unit more x practical,

but all just depend on the buyer's need (family, couple with no child)

if family (more than 5 members) better go for bigger layout, for me is quite suffer to stay in less than 1000 sqf unit with family.

For condo, over 1400 square feet is extremely rare, unless u are talking those super luxurious one in KL..price starts from 600 per sqft..

WOTP rm500+ per squareft..size about 1000sqft only..
y not buy a bigger unit at a cheaper price?

anyway all units for casa green are fully sold, except reject loan case...and the queue number for these reject units are 330 last week..if it is not good..y so many ppl line up for it..

The park of WOTP is good...but for how long? Unless u prefer better view over more comfortable living space..then u shud go for WOTP..

Good one. Casa Green rental at 1k? No way! Even Aliran Damai down the road (old) is close to 1.3k per month for a unit less than 1,000 sf. Obviously he knows nothing abt this area.

Anyway as u said, Casa Green seems to have a higher sub rent potential...5 rooms (with study room) and a big living room plus nearer to MRT station~~
800 for master room (with toilet)
600 for 2nd room (with toilet)
500 x 3 for all other rooms
that gives you 2900 rental? (haha, jus my prediction for rental rates 3 years later, no base at all, dun bang me on this~~ tongue.gif )


Lastly, i am not against WOTP, i think the design is very nice and it has its own investment potential~~but to have such a big park, higher density (540 units vs 326 units) and a smaller house (1000 sqf vs 1800 sqf)...i think it does not cater for "MY" future needs...

Went to their show unit. Casa green build by a very new company set up only in end 2011. Not sure want to buy or not.

I heard they build on some filled ground. Is this true? Can someone verify.

What we can see from now is all the newly completed property now is hardly able to achieve a positive or even a break even. The renter nowadays still on very tight budget to choose for a house, how can u imagine they r willing to pay even more for juz facilties-enhanced condo in the next couple of years. Hence,I think the gap of negative cash flow may even greater when all those high price condo complete soon. The old still remain persuasive in terms of rental.

If u r coming in early in the property investment, u r definitely in a safety net, coz u still have bargain power to reduce the rental if anything doesn't come your way.
If u late comer, be sure u have the HOLDING POWER as negative cash flow is unavoidable. If u have more, I think foreclosure could happened to any of your unit...The Bank Loan RM3000/month is very high risk....Assume u not able to rent out, u ended up need to pay 3k every month....

Nonetheless, it is important for us to remember that profits are only realised when we sell the unit. As long as the unit is unsold, any increase in valuation will remain as PAPER PROFITS. Although this CASA GREEN, the price may rise to RM700k as healthy paper profits, whether they can find buyers for those units remain to be seen. According to The Star's paper, 90% of the Malaysian can only afford up to RM500k for the purchase of property.......

I shall repeat, to invest safely, must buy BELOW 300k, in case if u are UNABLE TO FLIP, u can still rent out the house with NO NEGATIVE CASH FLOW.......this is what my expert friend told me...He hold a master degree in real estate management(Univerisiti of Malaya)...At this moment, he owns 20 condos in KL....He dont even dare to buy 300k and above condo ....He told me , if the rental cannot cover bank loan, means bubble is forming....He asked me to be cautious....

i suspect those encouraging ppl to buy this condo is the agent or some1 from developer.......Dont trust them...Dont buy based on EMOTION... analysize the thing in details b4 commiting to 40 years bank loan.....For average JOE, i dont encourage them to buy this property..This property is only meant for rich ppl....Read more real estate investment book, u will aware that . one of the factor to buy property is that, the rental must be able to cover the bank loan....if not. just buy resale which is much more cheaper and affordable....Buy this CASA GREEn? No way !!! i rather go Taman Seri Bahagia to buy landed resale property, which is only 400k.....1600sqft...

I saw the 2 1/2 house in Taman Seri Minang. I saw one up for sale and I called the agent. They asking for 750K. Any thoughts on this? He said the owner bought it for 600K some 1+ year back.

My personal opinion is Casa Green is not worth the money. The location is not good also. A big turn into the condo around Tmn Seri Minang. trying to use seri minang to boost their sale. It seems like they do not have their own entrance. They should make their own entrance and it will be much better.

Like rontan_83 said, the risk can be high. Go for some landed property.

Thanks sam for ssupporting me..in fact , I dont anyhow say things...the advice came from my advisor..he is very experienced in KL real estate investment..at the age of 35....he owns 20 condo in KL....he even pass to me the book on KL real estate investment...

make sure you go for a established and reputable developer. Don’t get sold on the pizazz…Malaysia has a nasty track record of defaulting developers who abandon projects halfway..all the people who got screwed over never imagined that they’d be played out when they signed on the dotted line either.

My answer is yea I don't know whether the project will abandon onot , but I jz wan ask u back can u 100% sure the reputable developer won't have the cash flow problem or even bankrupt and cause the project abandon ? And this project is no longer available since all units sold out and mostly signed SNP d, so I don't think there is a need to have ppl to convince others go for this project coz even want oso don have d. I jz feel all the projects are good coz no developer will reli throw their million billion money to develope a rubbish project unless their brain got problem.

Saw one of my friend just renovated his 3+1 room 1400++ sqft condo. I think it is really small.

After put in wardrobe, you hardly got any space to move around in the room. Same for kitchen and living hall.

Get a spacious unit rather than shoebox. Eventually you need a bigger house.

For me that having about 6 family members i would prefer bigger layout like Casa,

because im going to stay together with my parents after marriage.

However, if im not going to stay with parents and plan to build a totally my own small family, i would go for 1200-1400 sqf layout project.

But the Master Room of Casa really impressed me 9 9 for the almoz 350 sqf which allows me to have an own private space with wife brows.gif

1. Can the rental here break even? Bank loan RM3000....RENTAL RM3000.00, possible or not?...Statistics stated that only 60% of the condo in KL are occupied.....
2. According to the STAR paper, 90% of the Malaysian house hold can only afford up to RM500k to purchase house,,,,if the price increase to 700k in 2016....easy to flip or not?
3.This developer no track record at all, u want ppl to gamble away the money, is it? Money so easy to earn ar? If abandoned liao, u willing to pay the compensation to the victim or not? Under Malaysia law, if the developer abandon the project, the buyer will still need to continue to service the mortgage bank loan.......

Buy so fxxking expensive condo...no guarantee ? If in singapore, if the project is abandoned, the money Will be released back to the owner....cus the downpayment is saved in project account which is managed by bank..not directly bank in to ddeveloper bank's account

I think not to the extent it goes all the way to Aeon Cheras Selatan now~~
however, the entrance of Aeon and Columbia Hospital is really quite narrow~~there might still be the need to do so~~

OUG Parklane no doubt will cause massive traffic problem at old klang road, actually Cheras Selatan also will cause the massive problem to the residences stay at there, the road have to install traffic light at exit junction to main road. People there have to suffer at least 1-2years until the mrt project complete.

Your current house is the best walking distance to monorail. tongue.gif (Guess who am I)

It is good to widen the road now i think~~ for the buyers, upon the completion of the road the value of Casa Green should be better~~

But i do agree it is kinda weird for them to "decorate" now~~i passed by in the evening and notice the sign board is illuminated (With lights) already~~

As per my understanding, normally developers like to keep a few of the best units for themselves and open it to sale later when the project is completed or when the price is really good during construction~~

So i strongly believe there will be these units left, the same should apply to Casa Green~~but the problem is the timing of when they wanna sell it~~

Maybe Amber Homes can claim Facilitation Fund from the Selangor Govt, thats y they build the road now~~which is good i think, anyway the construction do need a wider road~~so i think no harm~~

if i not mistaken we can request for payment of principal once it reach 70%..anyone can clarify this?

Depends on bank if i am not wrong~~
U can even make full payment if u wan~~But that should attract some penalty depending on the loan agreement~~
for example, CIMB does not allow any full payment within three years upon approval~~penalty will be imposed...
but after 3 years that...there should be 0 charges if u made full payment~~

Yes, it was an option that choose by the borrower.
For my case, i opt to start monthly full repayment once the bank release the progressive billing to developer

Public bank. Monthly repayment here is not the XX% of released money. Is just the monthly installment which is 2k+

Hi Everyone,

my one is full flexi loan.
if I'm bank-in exactly 10% into my flexi loan account right after they paid 10% release money to developer, then bank wouldn't charge me any interest right?

yup, u r right.
me too also opted full flexi loan from UOB
u juz need to pay rm10 per month for admin charges if ur CA amount is same as Loan Account balance

in fact it should be THIRD billing~~1st billing is the down payment~~2nd billing is the piling below ground (correct my terms)~~

3rd billing is the structure of the building (unit)~~

I think the third billing should be level by level~~so the higher your floor the slower the 3rd billing~~
